In the 148th episode of Cash Flow Pro, we talk with Sam Wilson, founder of Bricken Investment Group. He will lead our conversation on how to start investing in real estate as a beginner and what are the best assets to do so!

 Sam comes from a blue-collar family and a business background from Memphis, Tennessee. After growing his family business and selling it at thirty years old, he found himself with money and time he did not know what to do with. Fast forward to September 2013, he began to invest in a real estate portfolio. He is an active investor in self-storage, parking, multi-family apartments, RV parks, and single-family homes.

In this episode, we discuss:

  • Finding value in the foreclosure market
  • Getting financing and searching for titles
  • The importance of cash flow
  • Finding lenders that understand the RV space
  • RV parks vs. RV resorts
  • Capital expenditures and overlooked charging rates

Tune in on this episode to learn more about what the perfect real estate investment for beginners can do for you!

today with my guy sam wilson from brick

3
00:00:12,921 --> 00:00:14,888
[casey_]: an investment group sam how are you
today

4
00:00:15,683 --> 00:00:17,650
[sam_wilson]: as i'm doing great man appreciate it

5
00:00:18,060 --> 00:00:23,088
[casey_]: yes sir we're glad to have you
here and we are glad because we're gonna

6
00:00:23,108 --> 00:00:28,377
[casey_]: be talking about today and i just
gave sam the title of the podcast about

7
00:00:28,617 --> 00:00:33,165
[casey_]: like one minute ago and i do
that because i want to really get kind

8
00:00:33,205 --> 00:00:40,978
[casey_]: of real feel like a real you're
just discussing it kind of direction at where

9
00:00:40,998 --> 00:00:44,263
[casey_]: we're going at but we're gonna to
talk about the perfect real estate investment for

10
00:00:44,363 --> 00:00:51,916
[casey_]: beginners and we want to hear how
sam found his first investment and how he

11
00:00:52,156 --> 00:00:56,724
[casey_]: kind of got going i know what
type of asset class the sam is in

12
00:00:56,784 --> 00:01:01,272
[casey_]: and i know what he's after and
i can assure you that once we get

13
00:01:01,332 --> 00:01:04,597
[casey_]: into that that's going to do nothing
but intrigue the audience because it is such

14
00:01:04,637 --> 00:01:10,086
[casey_]: a it's becoming is becoming a main
stream asset class and for the listeners out

15
00:01:10,106 --> 00:01:15,656
[casey_]: there that don't know sam is it's
our v parks and and the and such

16
00:01:15,736 --> 00:01:20,884
[casey_]: as that and it's a wonderful strategy
and i can't wait to dig in here

17
00:01:20,944 --> 00:01:23,929
[casey_]: and get going so sam man you
kind of start by telling us a little

18
00:01:23,949 --> 00:01:28,156
[casey_]: bit about yourself and then we could
move into the perfect real estate investment for

19
00:01:28,217 --> 00:01:31,886
[casey_]: beginners and then we could move into
you brought it all together

20
00:01:33,003 --> 00:01:37,427
[sam_wilson]: sure let's see a little bit about
myself and based in memphis tennessee

21
00:01:38,070 --> 00:01:38,670
[casey_]: yeah

22
00:01:38,108 --> 00:01:46,596
[sam_wilson]: we are active investors in r v
resorts i've got a fund in some self

23
00:01:46,696 --> 00:01:52,022
[sam_wilson]: storage facilities and self storage port folio
i've done a little bit of ground up

24
00:01:52,623 --> 00:01:58,317
[sam_wilson]: development of a boat in our storage
facility own a couple of apartment complexes here

25
00:01:58,718 --> 00:02:02,966
[sam_wilson]: in the south east we have about
three anrfiftycum odd units so i've kind of

26
00:02:03,006 --> 00:02:08,376
[sam_wilson]: got a smattering of real estate of
invested in everything from single family houses to

27
00:02:09,237 --> 00:02:14,587
[sam_wilson]: notes to parking lots and parking garages
i mean you name it only to asset

28
00:02:14,647 --> 00:02:19,546
[sam_wilson]: classes i haven't touched at this or
actually three i've never invested an industrial office

29
00:02:19,706 --> 00:02:25,256
[sam_wilson]: or retail outside of that it's i've
touched all the other asset classes i think

30
00:02:25,516 --> 00:02:29,643
[sam_wilson]: so that's a little bit about me
you know we're going long in the ve

31
00:02:29,683 --> 00:02:33,449
[sam_wilson]: resort space right now lots of opportunity
there i think that's

32
00:02:33,541 --> 00:02:33,703
[casey_]: sure

33
00:02:33,790 --> 00:02:38,257
[sam_wilson]: an that's that class that is like
maybe mobile home communities were seven or eight

34
00:02:38,277 --> 00:02:43,525
[sam_wilson]: years ago it's kind o under invested
in a in and under appreciated asset class

35
00:02:44,185 --> 00:02:47,228
[sam_wilson]: so yeah we're excited about what the
future holds there i've also got my hand

36
00:02:47,309 --> 00:02:50,672
[sam_wilson]: some other business ventures and just trying
to keep it all straight

37
00:02:51,811 --> 00:02:56,788
[casey_]: yeah man that's that's a lot going
on now what year did you get started

38
00:02:58,414 --> 00:03:02,601
[sam_wilson]: twenty thirteen i think it was september
of twenty thirteen

39
00:03:03,310 --> 00:03:08,682
[casey_]: cool cool and so so just just
so a ten year anniversary really and

40
00:03:08,696 --> 00:03:08,880
[sam_wilson]: right

41
00:03:08,782 --> 00:03:13,551
[casey_]: so uh you know how did you

42
00:03:14,323 --> 00:03:15,223
[sam_wilson]: yeah

43
00:03:14,613 --> 00:03:17,738
[casey_]: i guess what what i really want
to just come right out like how did

44
00:03:17,778 --> 00:03:20,683
[casey_]: you get started okay because that's the
easy way to put it without getting all

45
00:03:20,743 --> 00:03:21,445
[casey_]: words solidly

46
00:03:22,256 --> 00:03:22,520
[sam_wilson]: yep

47
00:03:23,067 --> 00:03:23,809
[casey_]: how did you get started

48
00:03:25,253 --> 00:03:29,000
[sam_wilson]: i always say it was the good
lord having mercy on an idiot because i'm

49
00:03:29,060 --> 00:03:29,180
[sam_wilson]: not

50
00:03:29,203 --> 00:03:29,465
[casey_]: okay

51
00:03:29,320 --> 00:03:34,509
[sam_wilson]: i'm real bright and it i sold
a company up in indiana it was in

52
00:03:34,549 --> 00:03:38,555
[sam_wilson]: the trade it was a florida company
i don't know half a dozen guys working

53
00:03:38,615 --> 00:03:42,647
[sam_wilson]: for me and it was that's all
i've known you know my family is all

54
00:03:42,767 --> 00:03:48,036
[sam_wilson]: hard workers working class just you know
boot strap your way through life i knew

55
00:03:48,076 --> 00:03:51,181
[sam_wilson]: that i did not want to spend
the rest of my life in the trades

56
00:03:52,263 --> 00:03:55,268
[sam_wilson]: and so at thirty i had grown
the company to a point where i could

57
00:03:55,328 --> 00:03:59,756
[sam_wilson]: sell it and so i sold the
business which was great and a pocketful of

58
00:03:59,796 --> 00:04:02,200
[sam_wilson]: money in time i didn't know what
to do and it was a thirty year

59
00:04:02,280 --> 00:04:07,803
[sam_wilson]: old completely unemployable no skill set outside
of the trades in which i'd worked it

60
00:04:07,823 --> 00:04:10,493
[sam_wilson]: was kind of a panic moment for
me like oh crowd what am i going

61
00:04:10,533 --> 00:04:10,954
[sam_wilson]: to do next

62
00:04:11,020 --> 00:04:11,120
[casey_]: ah

63
00:04:11,055 --> 00:04:12,159
[sam_wilson]: show for about

64
00:04:12,202 --> 00:04:12,382
[casey_]: those

65
00:04:12,239 --> 00:04:12,641
[sam_wilson]: a year

66
00:04:12,422 --> 00:04:14,867
[casey_]: kids got to eat too i mean
they got to eat the whole damn time

67
00:04:14,907 --> 00:04:15,388
[casey_]: too don't they

68
00:04:15,743 --> 00:04:21,372
[sam_wilson]: correct correct everybody still got to eat
luckily we had which man this taught me

69
00:04:21,452 --> 00:04:25,218
[sam_wilson]: a lot that period of time taught
me a lot because i panicked i had

70
00:04:25,298 --> 00:04:28,445
[sam_wilson]: that rare confluence because we did sell
the company where i had where i had

71
00:04:28,525 --> 00:04:31,574
[sam_wilson]: money and time on my hands i
didn't know what to do with it or

72
00:04:31,634 --> 00:04:34,556
[sam_wilson]: how to maximize it so i spent
a lot of time fighting around with stuff

73
00:04:34,576 --> 00:04:38,159
[sam_wilson]: that i should have been fighting around
with trying to figure out what to do

74
00:04:38,300 --> 00:04:44,405
[sam_wilson]: next to to make an income or
a living and so doing my father in

75
00:04:44,465 --> 00:04:47,789
[sam_wilson]: law at one point had mentioned here
in tennessee a website where they listed four

76
00:04:47,869 --> 00:04:52,383
[sam_wilson]: closures like oh yeah there because he
was he was the o of a local

77
00:04:52,463 --> 00:04:56,066
[sam_wilson]: county bank at that point in time
he said hey look on you know this

78
00:04:56,187 --> 00:04:59,830
[sam_wilson]: this local attorney which they still list
him here in tennessee via a lot of

79
00:05:00,070 --> 00:05:03,804
[sam_wilson]: attorneys they list him on their own
personal websitetha don't then they used to put

80
00:05:03,844 --> 00:05:08,251
[sam_wilson]: the opening bids on the houses on
the attorney's website so there's always this smattering

81
00:05:08,291 --> 00:05:12,719
[sam_wilson]: of attorneys websites anyway long story short
one morning i was drinking coffee and i

82
00:05:12,799 --> 00:05:17,206
[sam_wilson]: saw a house coming up for auction
that day i'm like shoot that's two hours

83
00:05:17,266 --> 00:05:20,230
[sam_wilson]: from now at google mapped it i
looked around him like oh man it's like

84
00:05:20,250 --> 00:05:24,105
[sam_wilson]: a mile and a half from my
house drove over there looked at it came

85
00:05:24,145 --> 00:05:26,788
[sam_wilson]: back i walked in the living room
and i said to my wife hey you

86
00:05:27,308 --> 00:05:28,670
[sam_wilson]: mind if i buy a house today
she's like

87
00:05:28,830 --> 00:05:29,172
[casey_]: uh

88
00:05:29,131 --> 00:05:29,231
[sam_wilson]: no

89
00:05:30,099 --> 00:05:30,120
[casey_]: h

90
00:05:30,873 --> 00:05:31,116
[sam_wilson]: okay

91
00:05:31,320 --> 00:05:31,903
[casey_]: can i go by a

92
00:05:31,924 --> 00:05:32,005
[sam_wilson]: you

93
00:05:31,964 --> 00:05:33,250
[casey_]: snickers bar go by a house

94
00:05:34,283 --> 00:05:34,484
[sam_wilson]: yeah

95
00:05:35,560 --> 00:05:37,902
[casey_]: she didn't have to trick her and
like just throw it in there because she

96
00:05:38,022 --> 00:05:40,585
[casey_]: like that night you get home and
she's like wat you do to day you

97
00:05:40,625 --> 00:05:43,508
[casey_]: know well went to lunch have met
some friends pate house

98
00:05:44,683 --> 00:05:47,169
[sam_wilson]: house you know took an ap whatever

99
00:05:47,006 --> 00:05:48,742
[casey_]: h h so yeah yeah

100
00:05:49,207 --> 00:05:49,228
[sam_wilson]: a

101
00:05:50,165 --> 00:05:56,490
[casey_]: well that's interesting because you know i
find a lot of people like like if

102
00:05:56,590 --> 00:06:01,218
[casey_]: i had to choose one lead magnet
right and for those of you don't know

103
00:06:01,258 --> 00:06:05,364
[casey_]: what to lead magnet is lead magnet
magnet is something that you would go to

104
00:06:05,425 --> 00:06:10,954
[casey_]: a website you trade your email address
for some digital d that increases your ability

105
00:06:11,054 --> 00:06:15,561
[casey_]: to do whatever that digital good is
so like like like seven ways to to

106
00:06:16,002 --> 00:06:19,388
[casey_]: protect your money from inflation here's a
guide to seven ways to protect your money

107
00:06:19,408 --> 00:06:22,533
[casey_]: from inflation and give your email address
that would send you this digital so that's

108
00:06:22,573 --> 00:06:26,359
[casey_]: a lead magnet so if i had
to choose one lead magnet for the real

109
00:06:26,400 --> 00:06:30,486
[casey_]: estate industry in general and i'm talking
about the real estate industry as a whole

110
00:06:30,607 --> 00:06:37,919
[casey_]: everything from investors to rilters to the
whole ten yards i would say list of

111
00:06:37,979 --> 00:06:45,251
[casey_]: fourclosures is the very tip top it's
like it's like thee used to refer to

112
00:06:45,331 --> 00:06:50,179
[casey_]: marawana as the gateway drug right mariana
necessarily wasn't bad it was all the other

113
00:06:50,239 --> 00:06:54,326
[casey_]: ship that came along after it the
cocaine and all that other stuff four closers

114
00:06:54,867 --> 00:07:00,213
[casey_]: are the gateway to the real estate
business and it's so many people start their

115
00:07:00,273 --> 00:07:05,177
[casey_]: journey by jumping into a just like
you did they go home and they're like

116
00:07:05,237 --> 00:07:08,480
[casey_]: okay i'm not goin to overthink this
i'm gonna go buy a damn house and

117
00:07:08,520 --> 00:07:17,390
[casey_]: be done with it and t you
know the there's obviously some some barriers entry

118
00:07:17,891 --> 00:07:23,761
[casey_]: with that because a lot of fourclosures
don't qualify for secondary market financing they don't

119
00:07:23,801 --> 00:07:28,649
[casey_]: qualify for a lot of different now
and you have to some banks don't want

120
00:07:28,689 --> 00:07:32,734
[casey_]: to risk of of saying hey sam
we trust that you're going a go to

121
00:07:32,794 --> 00:07:36,618
[casey_]: that house you're going to do what
you're saying you're going to do and then

122
00:07:36,938 --> 00:07:41,064
[casey_]: you're going to pay us back so
you almost you have to have a fairly

123
00:07:41,124 --> 00:07:46,713
[casey_]: strong borrowing ability you have to have
money down because a bank that does a

124
00:07:46,793 --> 00:07:52,645
[casey_]: conventional loan on a four closed property
is not going to say oh here's all

125
00:07:52,685 --> 00:07:56,763
[casey_]: the money go buy it now i'm
not saying that every bank is not going

126
00:07:56,803 --> 00:07:59,488
[casey_]: to do that i'm just saying that
most banks and banks that i've dealt with

127
00:07:59,568 --> 00:08:02,873
[casey_]: are not going to just say oh
hey yes sam you decided a my house

128
00:08:02,933 --> 00:08:05,037
[casey_]: today cool here's all the money to
go by so you

129
00:08:05,064 --> 00:08:05,084
[sam_wilson]: i

130
00:08:05,097 --> 00:08:07,887
[casey_]: obviously have to have some some fine
anto backing of some kind

131
00:08:09,043 --> 00:08:13,210
[sam_wilson]: yeah that's exactly right that's exactly right
and there's there's two things to think about

132
00:08:13,370 --> 00:08:17,978
[sam_wilson]: here i guess just to clarify what
a four closure is because if this episode

133
00:08:18,038 --> 00:08:18,098
[sam_wilson]: is

134
00:08:18,120 --> 00:08:18,363
[casey_]: oh

135
00:08:18,158 --> 00:08:22,044
[sam_wilson]: four people were you know getting their
feet watered or long going into real estate

136
00:08:22,465 --> 00:08:27,614
[sam_wilson]: the word for closure i guess we
were buying prefourclosures so we were going to

137
00:08:27,654 --> 00:08:31,841
[sam_wilson]: the auction like if you go to
four closure dot com that information is so

138
00:08:31,981 --> 00:08:35,587
[sam_wilson]: outdated we are relevant i don't even
know who uses it to be honest with

139
00:08:35,607 --> 00:08:36,028
[sam_wilson]: you because

140
00:08:35,991 --> 00:08:36,135
[casey_]: now

141
00:08:36,088 --> 00:08:39,253
[sam_wilson]: here is a guy who was actively
buying four clothes i'm like what is this

142
00:08:39,754 --> 00:08:42,539
[sam_wilson]: like you would see houses come up
at the the court house steps and get

143
00:08:42,599 --> 00:08:45,423
[sam_wilson]: bit on and bought and then three
weeks later there on four close dot comic

144
00:08:45,624 --> 00:08:50,091
[sam_wilson]: as four closure no i know the
guy that bought that like honestly i've tried

145
00:08:50,131 --> 00:08:52,034
[sam_wilson]: to figure it out as a guy
that was in the industry that kind of

146
00:08:52,074 --> 00:08:56,862
[sam_wilson]: halted me off because i'm like what
is this website even doing here because that

147
00:08:57,003 --> 00:08:58,305
[sam_wilson]: waste of your time like we're goin
to send you

148
00:08:58,324 --> 00:08:58,485
[casey_]: yeah

149
00:08:58,325 --> 00:09:01,430
[sam_wilson]: a list of four closers like at
that point it's an ario yes it is

150
00:09:01,510 --> 00:09:04,175
[sam_wilson]: afore closed on home but but in
order to find any

151
00:09:04,079 --> 00:09:04,282
[casey_]: well

152
00:09:04,255 --> 00:09:07,280
[sam_wilson]: value in the four close your market
you have to go to the pre four

153
00:09:07,380 --> 00:09:09,404
[sam_wilson]: closer list you're going to that is

154
00:09:09,835 --> 00:09:09,978
[casey_]: yes

155
00:09:09,885 --> 00:09:11,068
[sam_wilson]: soon to be auctioned off

156
00:09:11,612 --> 00:09:11,793
[casey_]: well

157
00:09:11,670 --> 00:09:12,171
[sam_wilson]: on the common

158
00:09:12,820 --> 00:09:17,848
[casey_]: and i'll just just to just to
add another element to that now every state

159
00:09:18,069 --> 00:09:19,832
[casey_]: has different processes right

160
00:09:19,817 --> 00:09:20,041
[sam_wilson]: sure

161
00:09:20,232 --> 00:09:24,199
[casey_]: there's not a there's not a just
defined hey this is how the four closure

162
00:09:24,259 --> 00:09:30,013
[casey_]: process works because there's fifty different rocesses
basically now i think most follow the same

163
00:09:30,173 --> 00:09:36,840
[casey_]: framework of payments done file at the
court house obtain a judgment sell

164
00:09:36,664 --> 00:09:36,745
[sam_wilson]: eh

165
00:09:36,900 --> 00:09:38,302
[casey_]: at the courthouse steps okay

166
00:09:38,403 --> 00:09:38,545
[sam_wilson]: yep

167
00:09:39,444 --> 00:09:43,912
[casey_]: that's i think the general idea but
what he's talking about when you start talking

168
00:09:43,952 --> 00:09:51,768
[casey_]: about accessing pre four closers that is
actually having acts s in some former fashion

169
00:09:51,948 --> 00:09:55,034
[casey_]: to the court house records yes

170
00:09:55,563 --> 00:09:55,684
[sam_wilson]: yep

171
00:09:55,670 --> 00:10:00,421
[casey_]: where you can see now in kentucky
there's a notice called lis pendn's right

172
00:10:00,793 --> 00:10:00,813
[sam_wilson]: m

173
00:10:00,983 --> 00:10:06,832
[casey_]: lis pendons basically just means hey they
haven't paid we are this is our this

174
00:10:06,912 --> 00:10:15,550
[casey_]: is our pre foreclosure notice to the
public right and so how did you all

175
00:10:15,610 --> 00:10:17,433
[casey_]: right go ahead proceed

176
00:10:17,465 --> 00:10:17,546
[sam_wilson]: ah

177
00:10:17,674 --> 00:10:19,597
[casey_]: i was just going to say how
did you access that but i don't think

178
00:10:19,637 --> 00:10:23,383
[casey_]: you did i think you i think
you are you are on the the master

179
00:10:23,463 --> 00:10:27,330
[casey_]: commissioner is what we call it in
kentucky again every state has different terms you

180
00:10:27,410 --> 00:10:30,233
[casey_]: have to figure in order to make
this work in order for the strategy to

181
00:10:30,294 --> 00:10:33,978
[casey_]: fine full close you have to dig
in and figure out what the processes are

182
00:10:34,038 --> 00:10:34,499
[casey_]: in your state

183
00:10:35,223 --> 00:10:37,869
[sam_wilson]: and that's where the value lies and
people

184
00:10:37,761 --> 00:10:37,862
[casey_]: it

185
00:10:37,949 --> 00:10:38,451
[sam_wilson]: get fucked

186
00:10:38,490 --> 00:10:40,560
[casey_]: money oh

187
00:10:39,994 --> 00:10:44,361
[sam_wilson]: yeah people get frustrated with the process
because it's like oh my gosh i can't

188
00:10:44,421 --> 00:10:47,526
[sam_wilson]: figure this out this is so confusing
wait they listed at the court house they

189
00:10:47,566 --> 00:10:50,391
[sam_wilson]: listed in the public notice did i
find it on the attorney's website i found

190
00:10:50,451 --> 00:10:53,961
[sam_wilson]: it on auction dot com where where
what is the and it's like wait don't

191
00:10:53,982 --> 00:10:56,691
[sam_wilson]: get frustrated by that because it's that
ambiguity that presents value

192
00:10:57,050 --> 00:10:57,171
[casey_]: yep

193
00:10:57,383 --> 00:11:00,888
[sam_wilson]: so once you figure it out then
you're like oh now now you're the guy

194
00:11:00,969 --> 00:11:04,775
[sam_wilson]: in the now so what they used
to do here and not all attorneys here

195
00:11:04,795 --> 00:11:08,421
[sam_wilson]: in tendency did it but the attorney
would lift it on their webs personal website

196
00:11:08,681 --> 00:11:08,822
[sam_wilson]: which

197
00:11:08,740 --> 00:11:08,861
[casey_]: yeah

198
00:11:08,862 --> 00:11:13,329
[sam_wilson]: some still do and then they also
what we would do is search public notices

199
00:11:13,910 --> 00:11:15,873
[sam_wilson]: so we would kind of skip the
whole court house

200
00:11:15,983 --> 00:11:16,145
[casey_]: that's

201
00:11:16,074 --> 00:11:20,501
[sam_wilson]: and again every state's different but we
so we would just go through and search

202
00:11:20,521 --> 00:11:23,606
[sam_wilson]: through all the public note and my
first buy was just look at an attorney's

203
00:11:23,646 --> 00:11:25,850
[sam_wilson]: website i didn't no anything about public
notices i didn't know

204
00:11:25,830 --> 00:11:26,030
[casey_]: oh

205
00:11:25,870 --> 00:11:27,994
[sam_wilson]: that they had to run up for
three weeks i didn't know

206
00:11:27,939 --> 00:11:27,960
[casey_]: h

207
00:11:28,014 --> 00:11:29,476
[sam_wilson]: that i actually even be doing a
title search

208
00:11:29,770 --> 00:11:29,914
[casey_]: yep

209
00:11:29,977 --> 00:11:33,343
[sam_wilson]: i didn't know anything about it i
just know that that first house i went

210
00:11:33,503 --> 00:11:35,850
[sam_wilson]: looked at it and i was like
hey you know i was in the trades

211
00:11:35,930 --> 00:11:39,340
[sam_wilson]: i understand construction the house was knee
deep in trash but it had good bones

212
00:11:39,360 --> 00:11:41,557
[sam_wilson]: and i'm like seems right

213
00:11:41,670 --> 00:11:44,513
[casey_]: hey and you hit the nail on
the head dude if you're scared of trash

214
00:11:44,553 --> 00:11:48,136
[casey_]: and you're scared of cat piss and
you're scared of dog faces and you're scared

215
00:11:48,176 --> 00:11:51,439
[casey_]: of whatever else this is not the
game for you i can assure you

216
00:11:53,167 --> 00:11:54,470
[sam_wilson]: that's that's a fact man

217
00:11:54,400 --> 00:11:54,641
[casey_]: if you're

218
00:11:54,550 --> 00:11:54,630
[sam_wilson]: of

219
00:11:54,681 --> 00:11:54,962
[casey_]: scared

220
00:11:54,690 --> 00:11:55,131
[sam_wilson]: halldor

221
00:11:55,002 --> 00:11:56,367
[casey_]: of a house that doesn't have carpet

222
00:11:57,343 --> 00:11:57,647
[sam_wilson]: oh

223
00:11:57,460 --> 00:11:59,543
[casey_]: just don't even don't even start because

224
00:11:59,454 --> 00:11:59,677
[sam_wilson]: right

225
00:11:59,704 --> 00:12:03,770
[casey_]: most of them are the first thing
i know the v a does if because

226
00:12:03,830 --> 00:12:08,939
[casey_]: carpet holds fleas holds bugs holds moisture
holds everything right and so the first thing

227
00:12:08,959 --> 00:12:14,804
[casey_]: that the a usually does as if
the carpet is not just almost knew they

228
00:12:14,864 --> 00:12:17,009
[casey_]: just tear it out and then you
just buy house with sub floor

229
00:12:17,753 --> 00:12:19,115
[sam_wilson]: for sure for sure

230
00:12:19,380 --> 00:12:19,662
[casey_]: um

231
00:12:19,395 --> 00:12:20,436
[sam_wilson]: yeah that's

232
00:12:20,349 --> 00:12:20,370
[casey_]: m

233
00:12:20,576 --> 00:12:20,597
[sam_wilson]: a

234
00:12:21,150 --> 00:12:21,312
[casey_]: yeah

235
00:12:21,257 --> 00:12:24,782
[sam_wilson]: that's it and i here in tennessee
you have to have cash at the auction

236
00:12:25,523 --> 00:12:26,185
[sam_wilson]: so to your

237
00:12:26,091 --> 00:12:26,255
[casey_]: yeah

238
00:12:26,305 --> 00:12:27,329
[sam_wilson]: comment on finance and

239
00:12:27,320 --> 00:12:27,520
[casey_]: they do

240
00:12:27,489 --> 00:12:27,630
[sam_wilson]: an to

241
00:12:27,620 --> 00:12:27,780
[casey_]: ten

242
00:12:27,670 --> 00:12:28,011
[sam_wilson]: talk about

243
00:12:27,861 --> 00:12:30,144
[casey_]: percent in kentucky you have to have
ten per cent that

244
00:12:30,104 --> 00:12:30,226
[sam_wilson]: wow

245
00:12:30,204 --> 00:12:35,834
[casey_]: day and then they'll but but then
you have to pay interest on the remainder

246
00:12:35,934 --> 00:12:39,199
[casey_]: of the money until you actually take
title to the

247
00:12:39,225 --> 00:12:39,386
[sam_wilson]: wow

248
00:12:39,420 --> 00:12:42,825
[casey_]: perty so it's and it's not a
cheap interest rate either so all right let's

249
00:12:42,886 --> 00:12:45,490
[casey_]: move on i want to hear it
because i know where we're going with this

250
00:12:45,530 --> 00:12:48,455
[casey_]: and we're going to one of that
we're going to the r v park asset

251
00:12:48,515 --> 00:12:52,722
[casey_]: class which is always a kick as
discussion basically any kind of way you want

252
00:12:52,762 --> 00:12:57,991
[casey_]: to cut it um the water feature
everything from the water feature all the way

253
00:12:58,071 --> 00:13:01,757
[casey_]: to the laundry to the whole nine
yards and that's what i want to that's

254
00:13:01,917 --> 00:13:03,782
[casey_]: that's where i'd like to take this
towards

255
00:13:03,433 --> 00:13:04,213
[sam_wilson]: oh

256
00:13:03,922 --> 00:13:09,422
[casey_]: so um so you bought the first
four clothes property right what did you do

257
00:13:09,784 --> 00:13:10,507
[casey_]: flip it or rent it

258
00:13:11,283 --> 00:13:12,166
[sam_wilson]: flipped it i mean

259
00:13:12,110 --> 00:13:12,313
[casey_]: okay

260
00:13:12,227 --> 00:13:14,897
[sam_wilson]: at that point i didn't understand the
cash flow game

261
00:13:15,150 --> 00:13:17,084
[casey_]: what was the profit on it do
you remember right off

262
00:13:17,743 --> 00:13:18,885
[sam_wilson]: thirty five or forty

263
00:13:18,764 --> 00:13:18,866
[casey_]: ah

264
00:13:18,986 --> 00:13:19,667
[sam_wilson]: grand something

265
00:13:19,680 --> 00:13:19,700
[casey_]: i

266
00:13:19,727 --> 00:13:19,847
[sam_wilson]: like

267
00:13:19,761 --> 00:13:19,942
[casey_]: mean

268
00:13:19,928 --> 00:13:20,088
[sam_wilson]: that

269
00:13:20,850 --> 00:13:21,193
[casey_]: what a lot

270
00:13:21,150 --> 00:13:21,250
[sam_wilson]: so

271
00:13:21,233 --> 00:13:22,444
[casey_]: of people might make in a year

272
00:13:23,533 --> 00:13:23,714
[sam_wilson]: right

273
00:13:23,860 --> 00:13:24,123
[casey_]: one deal

274
00:13:24,274 --> 00:13:28,021
[sam_wilson]: right we made it in a hundred
and twenty days which was great uh yeah

275
00:13:28,121 --> 00:13:30,685
[sam_wilson]: so that was good i did want
to point out if anybody is listening to

276
00:13:30,705 --> 00:13:34,992
[sam_wilson]: this and wondering how to get financing
just real quick you're going to have to

277
00:13:35,032 --> 00:13:37,959
[sam_wilson]: have cash at the auction most of
the time and then like you said if

278
00:13:37,979 --> 00:13:38,700
[sam_wilson]: it's in kentucky it's

279
00:13:38,730 --> 00:13:38,972
[casey_]: oh

280
00:13:38,760 --> 00:13:41,646
[sam_wilson]: ten per cent but then your sill
gone to come put that money real fast

281
00:13:41,767 --> 00:13:43,089
[sam_wilson]: so if you're buying it for you're
looking

282
00:13:42,982 --> 00:13:43,284
[casey_]: yeah

283
00:13:43,109 --> 00:13:46,799
[sam_wilson]: to buy leaders get your money together
before you ever go to the auction that's

284
00:13:46,730 --> 00:13:46,930
[casey_]: that's

285
00:13:46,839 --> 00:13:46,999
[sam_wilson]: just

286
00:13:46,990 --> 00:13:47,151
[casey_]: right

287
00:13:47,080 --> 00:13:47,180
[sam_wilson]: all

288
00:13:47,191 --> 00:13:50,800
[casey_]: because even if there even if it's
not all due right then you're still going

289
00:13:50,880 --> 00:13:55,881
[casey_]: to begin paying interest on it and
at the very least you're you have ten

290
00:13:55,962 --> 00:14:04,654
[casey_]: per cent of the price at risk
right now there's and i'll tell you one

291
00:14:04,734 --> 00:14:08,140
[casey_]: other one other point now i think
we're getting into the weeds here a little

292
00:14:08,160 --> 00:14:12,828
[casey_]: bit because because this you hit the
nail on the head when you said this

293
00:14:12,868 --> 00:14:14,911
[casey_]: is a process and that's where value
lies right

294
00:14:15,244 --> 00:14:15,446
[sam_wilson]: right

295
00:14:16,032 --> 00:14:20,198
[casey_]: and but like okay so in kentucky
as well i have i have a friend

296
00:14:20,218 --> 00:14:27,403
[casey_]: that's an attorney i bounced everything off
of him prior just just in general business

297
00:14:27,703 --> 00:14:35,310
[casey_]: stuff right and he told me several
several several years ago that it is in

298
00:14:35,370 --> 00:14:39,498
[casey_]: your best interest to have a title
opinion completed

299
00:14:39,973 --> 00:14:40,682
[sam_wilson]: yeah

300
00:14:40,670 --> 00:14:43,234
[casey_]: before you show up to the sale

301
00:14:43,996 --> 00:14:44,118
[sam_wilson]: for

302
00:14:44,096 --> 00:14:44,256
[casey_]: now

303
00:14:44,239 --> 00:14:44,522
[sam_wilson]: sure

304
00:14:44,376 --> 00:14:48,184
[casey_]: it's going to cost you four hundred
bucks three hundred bucks at five hundred but

305
00:14:48,244 --> 00:14:53,260
[casey_]: whatever it is it's going to cost
you to get that done but what it

306
00:14:53,281 --> 00:15:00,583
[casey_]: will cost you if you don't get
that done something happens you're not in going

307
00:15:00,603 --> 00:15:03,348
[casey_]: to be in good shape now the
reason for that is because a lot of

308
00:15:03,388 --> 00:15:08,276
[casey_]: times four closures at the time they
get to the actual sale are at a

309
00:15:08,336 --> 00:15:12,243
[casey_]: process are at a point in the
process where the owner hasn't made a payment

310
00:15:12,423 --> 00:15:21,575
[casey_]: whatever and you also bring in to
the pool of things bankruptcies other creditors judgment

311
00:15:21,636 --> 00:15:29,770
[casey_]: leans all of that stuff comes now
the purpose of a foreclosure is for county

312
00:15:30,311 --> 00:15:34,138
[casey_]: are the the master commissioner to give
notice to all of your creditors that have

313
00:15:34,198 --> 00:15:38,545
[casey_]: anything filed against you hey this guy
is getting ready to lose his house and

314
00:15:38,645 --> 00:15:43,473
[casey_]: if you owed capital one credit cards
ten thousand dollars and for some reason capital

315
00:15:43,554 --> 00:15:49,775
[casey_]: one credit cards does not get that
notice their judgment lean stays in place that

316
00:15:49,995 --> 00:15:54,825
[casey_]: judgment lean is not cleared off of
that property right so the purpose of the

317
00:15:54,865 --> 00:16:01,040
[casey_]: title opinion is to make sure they
have put all of the creditors on notice

318
00:16:01,200 --> 00:16:02,526
[casey_]: that this house is getting ready to
be sold

319
00:16:04,224 --> 00:16:08,551
[sam_wilson]: yeah that's a that's a good point
and you know once you get into an

320
00:16:08,591 --> 00:16:10,694
[sam_wilson]: get in where in the weeds here
so we can we can we can take

321
00:16:10,734 --> 00:16:13,679
[sam_wilson]: a left turn out of this if
you want but you know when it came

322
00:16:13,739 --> 00:16:17,866
[sam_wilson]: to title search so we were doing
this middle tennessee and then started working here

323
00:16:17,906 --> 00:16:22,013
[sam_wilson]: in shelby county in memphis so i
mean there's on a weekly basis we were

324
00:16:22,033 --> 00:16:24,437
[sam_wilson]: looking at eighty to a hundred homes
a week that

325
00:16:24,431 --> 00:16:24,652
[casey_]: ah

326
00:16:24,497 --> 00:16:27,002
[sam_wilson]: we were reviewing inventoring

327
00:16:27,060 --> 00:16:27,402
[casey_]: pecually

328
00:16:27,202 --> 00:16:27,522
[sam_wilson]: price

329
00:16:27,462 --> 00:16:27,663
[casey_]: in two

330
00:16:27,644 --> 00:16:27,726
[sam_wilson]: in

331
00:16:27,723 --> 00:16:28,647
[casey_]: thousand thirteen

332
00:16:29,513 --> 00:16:34,458
[sam_wilson]: right right and so you can't afford
four hundred bucks of whack on a title

333
00:16:34,558 --> 00:16:37,762
[sam_wilson]: search or two hundred bucks i couldn't
afford fifty bucks a wack d homes

334
00:16:37,551 --> 00:16:38,964
[casey_]: i understand yeah yeah

335
00:16:38,863 --> 00:16:42,428
[sam_wilson]: so it was it was so we
had to figure out a system for that

336
00:16:42,488 --> 00:16:44,672
[sam_wilson]: so i got one i got really
good at title search

337
00:16:45,190 --> 00:16:45,312
[casey_]: yep

338
00:16:45,473 --> 00:16:50,119
[sam_wilson]: and understanding the lean priority process i
think that's something else you were just alluding

339
00:16:50,219 --> 00:16:54,795
[sam_wilson]: to understanding that there's a lot that
goes into this we developed a system with

340
00:16:55,176 --> 00:16:59,243
[sam_wilson]: i think this is kind of fun
where i had four virtual assistance and i

341
00:16:59,303 --> 00:17:03,169
[sam_wilson]: did a whole slew of training videos
on it on how to do a title

342
00:17:03,270 --> 00:17:07,447
[sam_wilson]: search in shelby county so and i
got really really good at like i didn't

343
00:17:07,467 --> 00:17:10,873
[sam_wilson]: need somebody else to cmeinando a title
but i also couldn't do it myself so

344
00:17:10,953 --> 00:17:14,680
[sam_wilson]: i had four virtual assistants that i
paid i don't know anywhere from six to

345
00:17:14,740 --> 00:17:16,503
[sam_wilson]: ten bucks an hour they would

346
00:17:16,392 --> 00:17:16,577
[casey_]: yes

347
00:17:16,583 --> 00:17:20,670
[sam_wilson]: all do the same process over and
over and over so there be four independent

348
00:17:20,730 --> 00:17:25,057
[sam_wilson]: title searches done by four independent title
searchers and the only time i ever went

349
00:17:25,097 --> 00:17:30,013
[sam_wilson]: back and looked again at the title
records was if one disagreed that way i'd

350
00:17:30,074 --> 00:17:33,820
[sam_wilson]: get four verifications okay all four of
these guys have looked at it that was

351
00:17:33,860 --> 00:17:37,366
[sam_wilson]: a cheap insurance policy for me to
have four people do the same job oh

352
00:17:37,461 --> 00:17:37,663
[casey_]: sure

353
00:17:37,766 --> 00:17:41,392
[sam_wilson]: everybody says the titles clean were in
their four closing on on a first position

354
00:17:41,633 --> 00:17:45,119
[sam_wilson]: get your first first position lean great
that's all i need to know oh

355
00:17:45,251 --> 00:17:45,375
[casey_]: yep

356
00:17:45,279 --> 00:17:47,623
[sam_wilson]: wait this one guy said this first
this one guy said the second and that

357
00:17:47,683 --> 00:17:50,007
[sam_wilson]: one guy says it's the h o
a for qlosnthis is weird

358
00:17:49,980 --> 00:17:50,103
[casey_]: yep

359
00:17:50,568 --> 00:17:55,376
[sam_wilson]: investigate further so that was kind of
a cool way of uh getting around some

360
00:17:55,436 --> 00:17:57,680
[sam_wilson]: of that paying really expensive title searches
and

361
00:17:57,720 --> 00:17:58,440
[casey_]: yeah

362
00:17:57,720 --> 00:18:01,085
[sam_wilson]: know other guys here in town that
you know spend thousands of bucks a month

363
00:18:01,326 --> 00:18:04,270
[sam_wilson]: just hey here's three thousand bucks a
month you do all the title searches on

364
00:18:04,351 --> 00:18:07,877
[sam_wilson]: every four closure in the county and
they work out mass by deals with title

365
00:18:07,937 --> 00:18:08,859
[sam_wilson]: search companies

366
00:18:08,840 --> 00:18:12,806
[casey_]: well and i think sam the thing
that i want to point out here that

367
00:18:13,027 --> 00:18:19,917
[casey_]: that that is that is like the
key to everything that we you and i

368
00:18:19,997 --> 00:18:23,823
[casey_]: are going to talk about in the
next little bit it all boils down to

369
00:18:24,144 --> 00:18:31,533
[casey_]: exactly what you said and that is
a system there is a system for everything

370
00:18:32,115 --> 00:18:32,299
[sam_wilson]: right

371
00:18:32,376 --> 00:18:40,590
[casey_]: now and you have to decide you
know and that that's a that's a unbelievable

372
00:18:40,671 --> 00:18:46,803
[casey_]: system really to have four kind of
soft title opinions done and then as long

373
00:18:46,863 --> 00:18:53,053
[casey_]: as they all match let's roll m
and so i mean that's that's actually i

374
00:18:53,073 --> 00:18:57,641
[casey_]: mean that that's that's pretty pretty sharp
honestly i mean just because then that's the

375
00:18:57,761 --> 00:19:00,225
[casey_]: man then you end up with what
ten or twenty bucks and a title search

376
00:19:00,606 --> 00:19:04,312
[casey_]: times are or what you know ever
i mean because if it takes some

377
00:19:04,246 --> 00:19:04,367
[sam_wilson]: not

378
00:19:04,352 --> 00:19:04,713
[casey_]: fifteen

379
00:19:04,508 --> 00:19:04,689
[sam_wilson]: even

380
00:19:04,773 --> 00:19:09,120
[casey_]: minutes you know and again a lot
of times so what we're getting at is

381
00:19:09,200 --> 00:19:12,105
[casey_]: is when you and none of this
is going to matter until you go to

382
00:19:12,185 --> 00:19:13,047
[casey_]: sell the damn thing

383
00:19:13,544 --> 00:19:13,708
[sam_wilson]: right

384
00:19:13,908 --> 00:19:19,155
[casey_]: and then you realize oh a visa
didn't get paid off when they didn't get

385
00:19:19,195 --> 00:19:24,823
[casey_]: any portion of additional i mean you
know so um all right now we can

386
00:19:24,903 --> 00:19:27,966
[casey_]: kind of take this left turn because
i really do feel like no matter what

387
00:19:28,026 --> 00:19:35,031
[casey_]: we we were in the weeds but
i feel like we were very very high

388
00:19:35,131 --> 00:19:39,024
[casey_]: in the weeds if you will so
that we people can have an idea that

389
00:19:39,445 --> 00:19:44,602
[casey_]: if you will just for a minute
indulge us and say hey it has to

390
00:19:44,642 --> 00:19:46,995
[casey_]: be a system in place to make
these kind of things happen

391
00:19:47,973 --> 00:19:48,173
[sam_wilson]: right

392
00:19:48,320 --> 00:19:49,820
[casey_]: now i want

393
00:19:49,799 --> 00:19:49,940
[sam_wilson]: yeah

394
00:19:49,840 --> 00:19:55,032
[casey_]: to let turn into into into what
happened after that and when you really finally

395
00:19:55,112 --> 00:20:01,561
[casey_]: started dissecting this idea that wait a
minute cash flow is

396
00:20:01,583 --> 00:20:01,785
[sam_wilson]: yeah

397
00:20:01,622 --> 00:20:01,804
[casey_]: king

398
00:20:03,133 --> 00:20:07,001
[sam_wilson]: cash blows king man yea so i
flipped ose as we did about sixty of

399
00:20:07,081 --> 00:20:10,008
[sam_wilson]: those houses of four closure actions and

400
00:20:09,920 --> 00:20:10,201
[casey_]: gosh

401
00:20:10,228 --> 00:20:10,369
[sam_wilson]: did

402
00:20:10,342 --> 00:20:10,663
[casey_]: damn

403
00:20:10,389 --> 00:20:11,050
[sam_wilson]: that up on

404
00:20:11,085 --> 00:20:11,306
[casey_]: wow

405
00:20:11,190 --> 00:20:16,468
[sam_wilson]: the dean yeah and it you know
it paid the bills man you got nice

406
00:20:16,548 --> 00:20:19,612
[sam_wilson]: paid checks and there was money in
the bank and it was like okay cool

407
00:20:20,563 --> 00:20:25,892
[sam_wilson]: but i didn't understand the value of
cash flow like i had buddies here in

408
00:20:25,952 --> 00:20:29,778
[sam_wilson]: memphis which memphis is kind of like
your toledo it's it's one of those just

409
00:20:29,918 --> 00:20:35,095
[sam_wilson]: enormous cash flow markets on your year
rent rice ratio two percent used to be

410
00:20:35,976 --> 00:20:42,267
[sam_wilson]: you know very achievable if not much
much higher than that and so that set

411
00:20:42,307 --> 00:20:45,793
[sam_wilson]: of them understood the cash flow game
or the value of like why who realy

412
00:20:45,893 --> 00:20:49,036
[sam_wilson]: cares about you know hey man because
because i did because you know as a

413
00:20:49,076 --> 00:20:51,838
[sam_wilson]: numbers guy and so i do the
present value of future cash flows and i'm

414
00:20:51,878 --> 00:20:54,361
[sam_wilson]: like okay you can make four hundred
bucks a month in this house is forty

415
00:20:54,401 --> 00:20:58,666
[sam_wilson]: ight hundred bucks here i can make
forty eight thousand dollars in this house today

416
00:20:58,706 --> 00:21:01,511
[sam_wilson]: it it be ten years to make
that same amount of money why in the

417
00:21:01,470 --> 00:21:01,831
[casey_]: uh

418
00:21:01,691 --> 00:21:04,340
[sam_wilson]: world i'm gonna wait ten years

419
00:21:04,199 --> 00:21:04,260
[casey_]: ah

420
00:21:04,400 --> 00:21:06,830
[sam_wilson]: to collect the exact amount of cash
i can get today

421
00:21:07,310 --> 00:21:10,216
[casey_]: yea the time value money tells you
otherwise

422
00:21:10,643 --> 00:21:10,943
[sam_wilson]: it tells

423
00:21:10,797 --> 00:21:10,958
[casey_]: right

424
00:21:10,983 --> 00:21:11,063
[sam_wilson]: you

425
00:21:11,018 --> 00:21:11,258
[casey_]: there

426
00:21:11,163 --> 00:21:16,072
[sam_wilson]: otherwise but it also what it also
doesn't tell you is that if i acre

427
00:21:16,673 --> 00:21:20,960
[sam_wilson]: or acquire enough of those forty eight
hundred dollars a year payments or you know

428
00:21:21,180 --> 00:21:25,674
[sam_wilson]: cash flowing assets i don't have to
keep re inventing the wheel so it's it's

429
00:21:25,734 --> 00:21:31,324
[sam_wilson]: kind of this like which one am
i freeing up time or money and that

430
00:21:31,404 --> 00:21:36,229
[sam_wilson]: has been kind of a transition in
my thought process to where now i'm really

431
00:21:36,309 --> 00:21:41,721
[sam_wilson]: heavily focused on assets that produce an
income and give me my time back

432
00:21:42,151 --> 00:21:42,433
[casey_]: sure

433
00:21:42,264 --> 00:21:46,768
[sam_wilson]: like i don't care yeah and so
that's that's kind of what we're focusing on

434
00:21:46,828 --> 00:21:51,196
[sam_wilson]: the r v resort space it is
like i said early on and under invested

435
00:21:51,296 --> 00:21:54,181
[sam_wilson]: in under appreciated overlooked asset class

436
00:21:54,802 --> 00:21:54,988
[casey_]: okay

437
00:21:54,853 --> 00:22:00,342
[sam_wilson]: legacy owners not a lot of innovation
has come into the space there it is

438
00:22:00,602 --> 00:22:06,111
[sam_wilson]: it is prime for disruption kind of
like the mobile home community space has been

439
00:22:06,151 --> 00:22:09,858
[sam_wilson]: where it's like oh hey you know
all independent mom and pop owners they've owned

440
00:22:09,878 --> 00:22:14,365
[sam_wilson]: the park for thirty years they're tired
they're working eleven months twelve months a year

441
00:22:14,525 --> 00:22:17,951
[sam_wilson]: to the bone and it's like they
just went out they've never thought about all

442
00:22:17,991 --> 00:22:21,176
[sam_wilson]: the low hanging free you know all
the capital expendersurs and things they could put

443
00:22:21,237 --> 00:22:24,803
[sam_wilson]: into the facility oh we can do
park expansion because we're hundred percent full and

444
00:22:24,843 --> 00:22:30,412
[sam_wilson]: they they think well gosh that sounds
like work add thirty more pads no that's

445
00:22:30,432 --> 00:22:34,162
[sam_wilson]: going to call me nine hundred thousand
dollars and we're tired we're

446
00:22:34,040 --> 00:22:34,162
[casey_]: yeah

447
00:22:34,222 --> 00:22:36,870
[sam_wilson]: full making money we quit like we're
just going to go

448
00:22:37,240 --> 00:22:40,082
[casey_]: yeah their debts paid down and i'm
sure that yeah

449
00:22:40,424 --> 00:22:40,666
[sam_wilson]: yeah

450
00:22:40,763 --> 00:22:45,507
[casey_]: so which brings me to a couple
of different points there which i think you

451
00:22:45,567 --> 00:22:55,610
[casey_]: and i have talked about previously because
there's a lot of arv parks is a

452
00:22:55,670 --> 00:23:04,665
[casey_]: strange asset class um from a number
of different angles from borrowing ability angle because

453
00:23:05,006 --> 00:23:09,315
[casey_]: let's be quite truthful if you don't
have guests or you don't have our vs

454
00:23:09,455 --> 00:23:15,791
[casey_]: you have ground you have dirt you
have dirt that joins a lake joins a

455
00:23:15,831 --> 00:23:23,579
[casey_]: river joins something but you just don't
have anything other than the very basic now

456
00:23:24,390 --> 00:23:28,216
[casey_]: i know the power of that cash
flow but the reason why i bring that

457
00:23:28,456 --> 00:23:33,024
[casey_]: up is because i want to find
out a little more about your your borrowing

458
00:23:33,084 --> 00:23:38,173
[casey_]: ability on something like that because banks
don't get excited about our vs because they're

459
00:23:38,293 --> 00:23:41,158
[casey_]: appreciable asset class even if you own
them i know you don't own them but

460
00:23:41,218 --> 00:23:44,583
[casey_]: even if you did they don't get
excited about that stuff and i can't imagine

461
00:23:44,623 --> 00:23:49,673
[casey_]: they get really excited about anything that
is attached to a depreciate asset class so

462
00:23:49,774 --> 00:23:50,075
[casey_]: tell us

463
00:23:50,023 --> 00:23:53,730
[sam_wilson]: you know that that's not entirely accurate
so

464
00:23:53,740 --> 00:23:56,907
[casey_]: okay i don't know yeah yeah yeah
i just that's per speculation

465
00:23:56,623 --> 00:23:56,767
[sam_wilson]: yeah

466
00:23:56,987 --> 00:23:57,428
[casey_]: on my part

467
00:23:58,083 --> 00:24:01,749
[sam_wilson]: sure no i understood as such so
so i'd love to love to shed some

468
00:24:01,809 --> 00:24:06,637
[sam_wilson]: light on that lending is you know
there there are national lenders in the space

469
00:24:06,797 --> 00:24:08,861
[sam_wilson]: that understand the r v resorts space

470
00:24:09,080 --> 00:24:09,323
[casey_]: okay

471
00:24:09,862 --> 00:24:14,230
[sam_wilson]: one one of the things about r
v resorts i want to clarify r v

472
00:24:14,390 --> 00:24:16,594
[sam_wilson]: resorts is what we're buying r v
parks

473
00:24:17,190 --> 00:24:17,436
[casey_]: yeah

474
00:24:17,335 --> 00:24:21,181
[sam_wilson]: think r v park you're based where
you based out here in hopkinsville kentucky i

475
00:24:21,221 --> 00:24:21,482
[sam_wilson]: don't know

476
00:24:21,390 --> 00:24:21,511
[casey_]: yep

477
00:24:21,522 --> 00:24:24,789
[sam_wilson]: this word what's your major highway that
runs through there i don't know twenty

478
00:24:24,641 --> 00:24:24,923
[casey_]: twenty

479
00:24:24,850 --> 00:24:25,090
[sam_wilson]: four

480
00:24:24,983 --> 00:24:26,451
[casey_]: four to nashville

481
00:24:26,075 --> 00:24:26,198
[sam_wilson]: yeah

482
00:24:26,532 --> 00:24:27,296
[casey_]: or saint louis

483
00:24:28,213 --> 00:24:31,436
[sam_wilson]: okay so maybe this doesn't apply because
those are a little more heavily travelled but

484
00:24:31,556 --> 00:24:35,420
[sam_wilson]: when i think of an r v
park i'm thinking of something inter state seventy

485
00:24:35,600 --> 00:24:36,121
[sam_wilson]: in the middle of

486
00:24:36,110 --> 00:24:36,291
[casey_]: uh

487
00:24:36,181 --> 00:24:37,182
[sam_wilson]: kansas right

488
00:24:37,014 --> 00:24:37,797
[casey_]: yeah okay

489
00:24:37,863 --> 00:24:41,309
[sam_wilson]: you're like hey we're the family and
i are riding across the country and we

490
00:24:41,349 --> 00:24:45,295
[sam_wilson]: need a place to crash the night
plug in n and empty the empty the

491
00:24:45,355 --> 00:24:48,461
[sam_wilson]: black and gray water tanks and get
a good night of sleep with air conditioning

492
00:24:48,490 --> 00:24:48,510
[casey_]: k

493
00:24:48,561 --> 00:24:48,781
[sam_wilson]: okay

494
00:24:49,255 --> 00:24:50,605
[casey_]: k of sorts right

495
00:24:51,113 --> 00:24:54,637
[sam_wilson]: actually kas do some really cool resorts
too but an

496
00:24:54,680 --> 00:24:54,923
[casey_]: okay

497
00:24:54,737 --> 00:24:57,581
[sam_wilson]: r v park is more like just
a stop and then you keep moving

498
00:24:57,822 --> 00:24:58,106
[casey_]: that's a

499
00:24:58,081 --> 00:24:58,282
[sam_wilson]: i don't

500
00:24:58,167 --> 00:24:58,431
[casey_]: park

501
00:24:59,153 --> 00:24:59,834
[sam_wilson]: a park i don't

502
00:24:59,740 --> 00:24:59,944
[casey_]: okay

503
00:24:59,894 --> 00:25:04,722
[sam_wilson]: want parks we're not buying parks we're
buying resorts we're buying destinations i want you

504
00:25:04,922 --> 00:25:06,044
[sam_wilson]: to come to our spot

505
00:25:05,950 --> 00:25:06,574
[casey_]: gotha

506
00:25:06,144 --> 00:25:09,310
[sam_wilson]: i want to eight or three or
four days and not have to leave i

507
00:25:09,370 --> 00:25:13,076
[sam_wilson]: want a camp store i want fire
delivery i want pro pain on site i

508
00:25:13,156 --> 00:25:16,782
[sam_wilson]: want fuel on site i want you
to be able to eat at our restaurant

509
00:25:16,882 --> 00:25:20,769
[sam_wilson]: go to our marina run our boats
buy fishing bat from us whatever it is

510
00:25:20,849 --> 00:25:24,876
[sam_wilson]: go to the pool go to the
billiards you name it i want you to

511
00:25:24,936 --> 00:25:28,261
[sam_wilson]: be able to come on site and
not need to leave that's a destination arv

512
00:25:28,422 --> 00:25:32,268
[sam_wilson]: resort and or needs to be near
something else that's an attraction like smoky milton

513
00:25:32,328 --> 00:25:35,599
[sam_wilson]: national park or i mean you name
it any of the national arts are great

514
00:25:35,659 --> 00:25:37,864
[sam_wilson]: places to buy v resorts

515
00:25:37,901 --> 00:25:38,002
[casey_]: oh

516
00:25:37,944 --> 00:25:38,124
[sam_wilson]: near

517
00:25:38,143 --> 00:25:38,385
[casey_]: yeah

518
00:25:38,244 --> 00:25:42,330
[sam_wilson]: by but there but their amenity rich
they're not just again a place to plug

519
00:25:42,450 --> 00:25:46,465
[sam_wilson]: in and sleep for the night so
we're buying r v resorts and the reason

520
00:25:46,505 --> 00:25:50,330
[sam_wilson]: that we're focused on those is one
because they are going back to financing they

521
00:25:50,370 --> 00:25:55,364
[sam_wilson]: are very heir cash flow intense so
i mean ten to fifteen per cent cash

522
00:25:55,465 --> 00:25:56,410
[sam_wilson]: on cash returns

523
00:25:56,801 --> 00:25:57,045
[casey_]: yeah

524
00:25:57,153 --> 00:25:58,119
[sam_wilson]: is not uncommon

525
00:25:58,851 --> 00:26:01,178
[casey_]: what does that make the r over
like five years

526
00:26:02,083 --> 00:26:03,646
[sam_wilson]: we'll find out you know it's a
new it's

527
00:26:03,630 --> 00:26:04,582
[casey_]: uh

528
00:26:03,686 --> 00:26:05,148
[sam_wilson]: a new asset class for us

529
00:26:05,382 --> 00:26:05,587
[casey_]: yeah

530
00:26:05,449 --> 00:26:10,738
[sam_wilson]: we can project and again they traded
to hire they traded to hire caprate just

531
00:26:10,878 --> 00:26:13,342
[sam_wilson]: because they are operational intents

532
00:26:13,710 --> 00:26:13,833
[casey_]: yeah

533
00:26:13,903 --> 00:26:17,573
[sam_wilson]: it is a functioning business as much
as the real estate play i understood that

534
00:26:18,014 --> 00:26:23,046
[sam_wilson]: apartment complexes are functioning businesses to but
this one has a lot more man power

535
00:26:23,106 --> 00:26:24,890
[sam_wilson]: and a lot more moving parts to
it so it's

536
00:26:24,832 --> 00:26:25,012
[casey_]: well

537
00:26:24,990 --> 00:26:25,471
[sam_wilson]: operation

538
00:26:25,113 --> 00:26:34,162
[casey_]: to a certain degree r v park
could almost somewhat be automated in a way

539
00:26:34,463 --> 00:26:34,503
[casey_]: i

540
00:26:34,474 --> 00:26:34,676
[sam_wilson]: sure

541
00:26:34,543 --> 00:26:38,650
[casey_]: mean you don't you know if you
had like a you put your card in

542
00:26:38,690 --> 00:26:41,574
[casey_]: you get a code and once you
put your card in you pay for slot

543
00:26:41,635 --> 00:26:45,001
[casey_]: twenty eight and once you pay for
lot twenty eight the electric comes on otherwise

544
00:26:45,073 --> 00:26:45,215
[sam_wilson]: right

545
00:26:45,423 --> 00:26:45,825
[casey_]: no electric

546
00:26:47,215 --> 00:26:49,160
[sam_wilson]: right yeah and that's a that's

547
00:26:49,030 --> 00:26:49,090
[casey_]: so

548
00:26:49,200 --> 00:26:49,541
[sam_wilson]: a different

549
00:26:49,310 --> 00:26:49,711
[casey_]: automation

550
00:26:49,601 --> 00:26:49,861
[sam_wilson]: animal

551
00:26:49,811 --> 00:26:52,536
[casey_]: i guess is what i'm what i'm
getting out there like some similar to a

552
00:26:52,597 --> 00:26:53,578
[casey_]: storage facility

553
00:26:54,283 --> 00:26:56,887
[sam_wilson]: yeah that would be an r v
park it's easier to do that and we're

554
00:26:57,007 --> 00:27:01,495
[sam_wilson]: able to and this goes back to
legacy owners we are able to bring some

555
00:27:01,555 --> 00:27:06,884
[sam_wilson]: of that technology even to the r
v resort space i mean let's here's when

556
00:27:06,944 --> 00:27:11,555
[sam_wilson]: we just an our view resort we
just bought the same price on april fourth

557
00:27:11,656 --> 00:27:16,365
[sam_wilson]: to stay there on april fourth was
the same price july fourth wait i'm out

558
00:27:16,485 --> 00:27:16,888
[sam_wilson]: july four

559
00:27:16,832 --> 00:27:18,243
[casey_]: oh

560
00:27:16,948 --> 00:27:19,746
[sam_wilson]: should be your this week end of
the year but

561
00:27:19,661 --> 00:27:20,044
[casey_]: yeah

562
00:27:19,826 --> 00:27:24,213
[sam_wilson]: mom and gosh man it's fifty nine
dollars a night we've always charged fifty nine

563
00:27:24,273 --> 00:27:27,499
[sam_wilson]: dollars a night because we can remember
it when you called the front desk that

564
00:27:27,539 --> 00:27:30,553
[sam_wilson]: it's fifty nine dollars a night we
dont have to think about it why don't

565
00:27:30,593 --> 00:27:34,400
[sam_wilson]: you have online booking and dynamic pricing
why doesn't this adjust like air b and

566
00:27:34,500 --> 00:27:38,066
[sam_wilson]: b or the air lines or so
many other in hotel industry to where

567
00:27:38,010 --> 00:27:39,636
[casey_]: uh

568
00:27:38,086 --> 00:27:42,112
[sam_wilson]: it's like oh hey you know fly
forth you've had five thousand inquiries for our

569
00:27:42,453 --> 00:27:46,337
[sam_wilson]: space r v resort and guess what
prices are five times what they are on

570
00:27:46,357 --> 00:27:49,200
[sam_wilson]: july fourth what they're on april fourth
because we're not full on april fourth i'm

571
00:27:49,460 --> 00:27:50,401
[sam_wilson]: just making up numbers here

572
00:27:50,520 --> 00:27:51,101
[casey_]: i understand

573
00:27:50,942 --> 00:27:51,142
[sam_wilson]: but

574
00:27:51,422 --> 00:27:51,923
[casey_]: but that makes

575
00:27:51,794 --> 00:27:51,896
[sam_wilson]: ah

576
00:27:52,023 --> 00:27:58,618
[casey_]: perfect sense i mean and there again
it's it's it's someone trying to streamline something

577
00:27:59,690 --> 00:28:01,277
[casey_]: that needed to be dissected

578
00:28:01,833 --> 00:28:07,640
[sam_wilson]: correct yeah and we so i mean
that simple dynamic pricing adjustment which is not

579
00:28:07,720 --> 00:28:08,662
[sam_wilson]: capital intensive

580
00:28:09,152 --> 00:28:09,334
[casey_]: yeah

581
00:28:09,393 --> 00:28:09,554
[sam_wilson]: adds

582
00:28:09,496 --> 00:28:09,819
[casey_]: i can't

583
00:28:09,815 --> 00:28:10,920
[sam_wilson]: ten per cent to the bottom line

584
00:28:11,260 --> 00:28:11,621
[casey_]: yes

585
00:28:11,523 --> 00:28:11,724
[sam_wilson]: i mean

586
00:28:12,243 --> 00:28:12,383
[casey_]: adds

587
00:28:12,287 --> 00:28:12,468
[sam_wilson]: just

588
00:28:12,444 --> 00:28:12,604
[casey_]: ten

589
00:28:12,508 --> 00:28:12,649
[sam_wilson]: like

590
00:28:12,664 --> 00:28:12,765
[casey_]: per

591
00:28:12,769 --> 00:28:12,910
[sam_wilson]: that

592
00:28:12,825 --> 00:28:15,332
[casey_]: cent costs you a tenth of a
per cent i mean really

593
00:28:15,033 --> 00:28:15,477
[sam_wilson]: correct

594
00:28:15,453 --> 00:28:16,857
[casey_]: i mean you can't there's no

595
00:28:16,913 --> 00:28:17,253
[sam_wilson]: correct

596
00:28:16,957 --> 00:28:17,118
[casey_]: way

597
00:28:17,814 --> 00:28:21,559
[sam_wilson]: so bringing stuff like that some other
innovations we're looking at like why aren't we

598
00:28:21,639 --> 00:28:25,904
[sam_wilson]: charging for park wide wife what does
marat do you go to maria you sign

599
00:28:25,985 --> 00:28:29,748
[sam_wilson]: up hey sorry they're case it's fifteen
box if you want wife five for that

600
00:28:29,808 --> 00:28:31,891
[sam_wilson]: two dollar room he is paid for
you're like

601
00:28:31,951 --> 00:28:32,132
[casey_]: yeah

602
00:28:32,311 --> 00:28:32,551
[sam_wilson]: rod

603
00:28:32,655 --> 00:28:32,917
[casey_]: you don't

604
00:28:32,852 --> 00:28:33,092
[sam_wilson]: okay

605
00:28:32,977 --> 00:28:34,306
[casey_]: find out till you get to the
damn room

606
00:28:35,734 --> 00:28:36,335
[sam_wilson]: exactly

607
00:28:36,690 --> 00:28:37,350
[casey_]: yeah

608
00:28:36,736 --> 00:28:39,641
[sam_wilson]: exactly so now you're paying fifteen and
it's like well why don't we have why

609
00:28:39,761 --> 00:28:44,589
[sam_wilson]: you know weekend wifie passes why don't
we have here's another one that has largely

610
00:28:44,669 --> 00:28:48,576
[sam_wilson]: overlooked the marine industry is how it
for a long time it's the right way

611
00:28:48,616 --> 00:28:52,502
[sam_wilson]: to put that anyway you can go
to you can go to you know docks

612
00:28:52,542 --> 00:28:55,988
[sam_wilson]: and places like that and you get
utility bill back so let's say you've got

613
00:28:56,309 --> 00:28:59,034
[sam_wilson]: a sale boat parked at a dock
and you sleep on your stay but you're

614
00:28:59,054 --> 00:29:00,439
[sam_wilson]: out in san diego or somewhere else

615
00:29:00,291 --> 00:29:00,995
[casey_]: right that's

616
00:29:00,960 --> 00:29:01,041
[sam_wilson]: you

617
00:29:01,096 --> 00:29:01,317
[casey_]: right

618
00:29:01,141 --> 00:29:03,549
[sam_wilson]: get you you get your utilities build
back at the

619
00:29:03,500 --> 00:29:03,662
[casey_]: yep

620
00:29:03,609 --> 00:29:03,910
[sam_wilson]: meter

621
00:29:04,270 --> 00:29:04,411
[casey_]: yep

622
00:29:05,213 --> 00:29:08,097
[sam_wilson]: well they haven't really brought that to
the r v resort industry well why not

623
00:29:08,578 --> 00:29:11,904
[sam_wilson]: why isn't it case when you check
in on friday night that your meter kicks

624
00:29:12,084 --> 00:29:15,430
[sam_wilson]: on and then when you check out
on monday morning your eater kicks off and

625
00:29:15,470 --> 00:29:18,655
[sam_wilson]: you get oh guess what you wanted
to run you forty two foot class at

626
00:29:18,715 --> 00:29:22,541
[sam_wilson]: dese pusher with three air conditioners all
weekend long well now you're going to pay

627
00:29:22,622 --> 00:29:23,663
[sam_wilson]: for that case not me

628
00:29:24,210 --> 00:29:24,391
[casey_]: that's

629
00:29:24,364 --> 00:29:24,425
[sam_wilson]: and

630
00:29:24,452 --> 00:29:24,654
[casey_]: right

631
00:29:24,465 --> 00:29:27,970
[sam_wilson]: it was the other way around before
mom and pop say well gosh man five

632
00:29:28,011 --> 00:29:31,076
[sam_wilson]: hundred bucks of pedestal ut those in
we got to implement it and figure out

633
00:29:31,096 --> 00:29:34,482
[sam_wilson]: how to back bill and manage all
that blalbllablah that's just a lot of work

634
00:29:34,522 --> 00:29:37,668
[sam_wilson]: we'll just keep paying the utility bill
and move on or we can turn that

635
00:29:37,788 --> 00:29:40,936
[sam_wilson]: utility expense now into a revenue stream
it's like

636
00:29:41,021 --> 00:29:41,322
[casey_]: yeah

637
00:29:42,264 --> 00:29:42,405
[sam_wilson]: it's

638
00:29:42,386 --> 00:29:42,546
[casey_]: yeah

639
00:29:42,606 --> 00:29:42,707
[sam_wilson]: but

640
00:29:42,707 --> 00:29:42,727
[casey_]: i

641
00:29:42,767 --> 00:29:43,028
[sam_wilson]: again

642
00:29:42,867 --> 00:29:42,947
[casey_]: am

643
00:29:44,043 --> 00:29:48,210
[sam_wilson]: not capital intensive just take some back
in development work and again that's where we

644
00:29:48,250 --> 00:29:52,337
[sam_wilson]: just see low hanging fruit and it's
like that all across the board i mean

645
00:29:52,457 --> 00:29:56,344
[sam_wilson]: booking fees okay we charge three to
five and this again something els that's missing

646
00:29:56,364 --> 00:29:58,970
[sam_wilson]: well now that you have an online
booking would you fuss if you came in

647
00:29:59,030 --> 00:30:01,657
[sam_wilson]: for a weekend and you're spending three
hundred bucks to stay at in r v

648
00:30:01,817 --> 00:30:04,850
[sam_wilson]: resort if they were a three dollar
booking fee i'm not

649
00:30:04,880 --> 00:30:07,909
[casey_]: but if you did that i mean
if you had a thousand of those three

650
00:30:07,990 --> 00:30:10,758
[casey_]: i now you added thirty year and
to your bottom line i mean come on

651
00:30:10,894 --> 00:30:11,923
[sam_wilson]: a tin cap correct

652
00:30:12,240 --> 00:30:12,422
[casey_]: yeah

653
00:30:13,133 --> 00:30:13,460
[sam_wilson]: correct

654
00:30:13,230 --> 00:30:15,713
[casey_]: yeah man

655
00:30:14,497 --> 00:30:15,145
[sam_wilson]: you had a third i

656
00:30:15,833 --> 00:30:19,898
[casey_]: dude you've got it you've got it
banging i

657
00:30:19,913 --> 00:30:20,013
[sam_wilson]: so

658
00:30:19,958 --> 00:30:20,379
[casey_]: mean that's

659
00:30:20,414 --> 00:30:24,206
[sam_wilson]: those are those are just all simple
and and the other thing again this goes

660
00:30:24,246 --> 00:30:28,975
[sam_wilson]: back to my first comment on capital
expenditures like we bought a park we just

661
00:30:29,055 --> 00:30:32,478
[sam_wilson]: closed a park a couple o weeks
ago hundred percent occupied for the season they

662
00:30:32,538 --> 00:30:36,642
[sam_wilson]: have plans already drawn up for expansion
but it was too much work

663
00:30:37,200 --> 00:30:37,684
[casey_]: oh

664
00:30:37,413 --> 00:30:40,596
[sam_wilson]: too much money they didn't want to
go out and find the million bucks it's

665
00:30:40,636 --> 00:30:43,098
[sam_wilson]: going to take because they just have
never raised money they owned

666
00:30:42,992 --> 00:30:43,195
[casey_]: yeah

667
00:30:43,118 --> 00:30:46,581
[sam_wilson]: this park is the only park they've
owned and like colly a million dollars to

668
00:30:46,741 --> 00:30:47,702
[sam_wilson]: add more spaces

669
00:30:47,220 --> 00:30:49,628
[casey_]: well and i got to think a
lot of those people think if they went

670
00:30:49,688 --> 00:30:54,411
[casey_]: out and raised the money that then
joe blow or johnny be good or whoever

671
00:30:54,952 --> 00:30:57,395
[casey_]: would then have a say so in
their park they don't realize

672
00:30:57,344 --> 00:30:57,466
[sam_wilson]: it

673
00:30:57,455 --> 00:31:02,877
[casey_]: that it's a it's a it could
they could find a passive investor that just

674
00:31:02,917 --> 00:31:05,104
[casey_]: says hey yeah here's a million books
give me timpesentof o money

675
00:31:05,643 --> 00:31:05,824
[sam_wilson]: but you

676
00:31:05,867 --> 00:31:06,027
[casey_]: and

677
00:31:05,904 --> 00:31:10,380
[sam_wilson]: got to remember there's just these are
there's not the ownership sophistication

678
00:31:09,360 --> 00:31:09,542
[casey_]: oh

679
00:31:11,333 --> 00:31:14,276
[sam_wilson]: to pull something like that off you're
right that's one of the things you're thinking

680
00:31:14,316 --> 00:31:19,806
[sam_wilson]: the other ting they're thinking is that's
that's a seven figure figure so pass

681
00:31:20,210 --> 00:31:20,411
[casey_]: sure

682
00:31:20,854 --> 00:31:21,055
[sam_wilson]: that's

683
00:31:20,895 --> 00:31:21,076
[casey_]: sure

684
00:31:21,135 --> 00:31:23,243
[sam_wilson]: i guess it gives you some color
to is to

685
00:31:23,790 --> 00:31:27,476
[casey_]: well that definitely colors it in quite
a bit i mean you definitely are adding

686
00:31:27,736 --> 00:31:33,265
[casey_]: value to the to somebody that's looking
at wanting to even and i hope the

687
00:31:33,305 --> 00:31:43,025
[casey_]: listeners take this as he's just describing
the r v resort space by default this

688
00:31:43,244 --> 00:31:43,426
[sam_wilson]: right

689
00:31:43,265 --> 00:31:50,457
[casey_]: these same principles can be applied to
a lot of other different businesses um business

690
00:31:50,517 --> 00:31:56,347
[casey_]: models where the end user is there
that are heavy service the same principles can

691
00:31:56,387 --> 00:32:00,574
[casey_]: be added to that and you can
always just like russell brunson says do the

692
00:32:00,634 --> 00:32:07,445
[casey_]: upset you know you can upset the
internet upset snacks upset restaurant upset wife upset

693
00:32:07,525 --> 00:32:07,766
[casey_]: the whole

694
00:32:07,663 --> 00:32:07,884
[sam_wilson]: oh

695
00:32:07,806 --> 00:32:10,610
[casey_]: i mean the up sales just go
all the way around the circle there so

696
00:32:10,951 --> 00:32:13,615
[casey_]: all right well sam we're getting close
to the end of our time here but

697
00:32:13,716 --> 00:32:17,161
[casey_]: i want to touch real quick on
deal lo where

698
00:32:17,185 --> 00:32:17,713
[sam_wilson]: hm

699
00:32:17,502 --> 00:32:21,569
[casey_]: and how are you finding these r
v park for sale

700
00:32:22,254 --> 00:32:27,639
[sam_wilson]: you know there's there's a handful of
brokers that are kind of the nation wide

701
00:32:27,879 --> 00:32:33,885
[sam_wilson]: resort brokers not a lot of brokers
in that space so there's opportunity and there

702
00:32:33,966 --> 00:32:35,448
[sam_wilson]: first of all if you ever want
to be a broker

703
00:32:35,702 --> 00:32:35,907
[casey_]: sure

704
00:32:35,728 --> 00:32:37,812
[sam_wilson]: to go out and broker arve resorts
that's

705
00:32:37,780 --> 00:32:37,922
[casey_]: yeah

706
00:32:38,533 --> 00:32:42,440
[sam_wilson]: the space is wide open for that
so there's brokers haven't bughtanything from brokers everything

707
00:32:42,560 --> 00:32:47,997
[sam_wilson]: so far as off market so it
is viafacebook groups are v ownership groups it's

708
00:32:48,097 --> 00:32:55,262
[sam_wilson]: via just old calling i mean it's
the opportunities to buy are almost limitless which

709
00:32:55,322 --> 00:32:59,710
[sam_wilson]: is kind of crazy you know everybody
else is duking it out for any any

710
00:32:59,790 --> 00:33:04,678
[sam_wilson]: deal that can potentially pencil and for
us it's like it's it's blue ocean we

711
00:33:04,739 --> 00:33:05,059
[sam_wilson]: could buy

712
00:33:04,921 --> 00:33:05,143
[casey_]: sure

713
00:33:05,159 --> 00:33:08,546
[sam_wilson]: as much as we want to as
long as we had the people to scale

714
00:33:08,786 --> 00:33:10,709
[sam_wilson]: so that's kind of what's you know
that's the

715
00:33:10,690 --> 00:33:10,770
[casey_]: you

716
00:33:10,750 --> 00:33:10,850
[sam_wilson]: only

717
00:33:10,870 --> 00:33:11,090
[casey_]: have

718
00:33:10,890 --> 00:33:11,391
[sam_wilson]: thing slowing

719
00:33:11,191 --> 00:33:11,511
[casey_]: people

720
00:33:11,531 --> 00:33:11,751
[sam_wilson]: down

721
00:33:12,032 --> 00:33:16,740
[casey_]: do you have people filtering through these
these r v part groups and stuff and

722
00:33:17,020 --> 00:33:18,443
[casey_]: on facebook and because

723
00:33:18,385 --> 00:33:18,670
[sam_wilson]: yes

724
00:33:18,483 --> 00:33:24,493
[casey_]: that's that's there again to bring another
russell brenton point to pass or is you

725
00:33:24,553 --> 00:33:27,538
[casey_]: have to go where the people are
you have to go where those people are

726
00:33:27,598 --> 00:33:32,787
[casey_]: having that discussion and and figure out
your way through it and so many people

727
00:33:32,867 --> 00:33:35,291
[casey_]: want to step right into a system
and it's just an

728
00:33:35,304 --> 00:33:35,468
[sam_wilson]: right

729
00:33:35,371 --> 00:33:39,638
[casey_]: you're showing them right here hell there's
no stepping into a system basically i don't

730
00:33:39,678 --> 00:33:43,204
[casey_]: know you can buy a business that's
up and operating and buy their system or

731
00:33:43,244 --> 00:33:47,332
[casey_]: whatever but the fact of the matter
is i people like sam if everybody else

732
00:33:47,392 --> 00:33:51,503
[casey_]: in this this industry in general we
build our systems because that's

733
00:33:51,484 --> 00:33:51,605
[sam_wilson]: it

734
00:33:52,004 --> 00:33:56,102
[casey_]: then they run how we want them
to run and then we can make sure

735
00:33:56,122 --> 00:33:59,708
[casey_]: they're but all right sam so listen
a couple of questions we ask every guest

736
00:33:59,748 --> 00:34:00,450
[casey_]: that comes on the show

737
00:34:01,143 --> 00:34:01,264
[sam_wilson]: yep

738
00:34:01,551 --> 00:34:05,017
[casey_]: and the first of those questions is
what is the best book that you have

739
00:34:05,057 --> 00:34:06,748
[casey_]: recently read over our cure ready

740
00:34:07,993 --> 00:34:12,619
[sam_wilson]: oh that's a great question hang on
a second here case i can tell you

741
00:34:12,860 --> 00:34:21,036
[sam_wilson]: it is a book is walt walt
rack a witch came on my podcast here

742
00:34:21,357 --> 00:34:25,886
[sam_wilson]: a gosh a couple of weeks ago
and he was the co of pro logis

743
00:34:26,247 --> 00:34:31,496
[sam_wilson]: which is a large industrial logistics company
like a hundred billion dollar company so he

744
00:34:31,596 --> 00:34:36,543
[sam_wilson]: wrote a book on leadership that i'm
currently in the middle of called transfluence it's

745
00:34:36,583 --> 00:34:41,050
[sam_wilson]: called transformative influence and that's the that
i'm studying right now i'm not a great

746
00:34:42,413 --> 00:34:45,758
[sam_wilson]: i'm kind of a cowboy did like
to be left alone so getting out and

747
00:34:45,838 --> 00:34:50,206
[sam_wilson]: actually taking you know leadership by the
horn and learning to be a better leader

748
00:34:50,306 --> 00:34:53,531
[sam_wilson]: is probably not in my natural d
n a like i just kind of leave

749
00:34:53,551 --> 00:34:58,840
[sam_wilson]: me alone guy and so reading that
book is great called transfluence by walt rackelwitch

750
00:34:59,181 --> 00:35:03,429
[sam_wilson]: has some really really insightful stuff and
again for the c o of a guy

751
00:35:05,112 --> 00:35:08,158
[sam_wilson]: guy that ran a hundred billion dollar
company probably has a few things to say

752
00:35:08,238 --> 00:35:09,741
[sam_wilson]: about leadership so pretty good book

753
00:35:10,282 --> 00:35:14,275
[casey_]: awesome all right what is a dream
vacation that you have taken or hope to

754
00:35:14,316 --> 00:35:14,516
[casey_]: take

755
00:35:15,746 --> 00:35:18,519
[sam_wilson]: man i love international travel

756
00:35:19,459 --> 00:35:19,742
[casey_]: me too

757
00:35:19,703 --> 00:35:23,326
[sam_wilson]: so one of the things that we
my wife and i did was a trip

758
00:35:23,687 --> 00:35:28,531
[sam_wilson]: in twenty seventeen to south africa and
the rind of the dollar was like seventeen

759
00:35:28,612 --> 00:35:28,992
[sam_wilson]: to one

760
00:35:29,501 --> 00:35:29,702
[casey_]: wow

761
00:35:29,833 --> 00:35:36,564
[sam_wilson]: it was it was disturbingly kwtherthere was
a disturbing gap there we actually took a

762
00:35:36,744 --> 00:35:39,990
[sam_wilson]: budget with us and then about a
week or two in because we're gone for

763
00:35:40,050 --> 00:35:43,445
[sam_wilson]: several weeks i figured out like there's
one there's no way we're going to spend

764
00:35:43,465 --> 00:35:48,126
[sam_wilson]: all our money two is that we
get to live like kings for for several

765
00:35:48,206 --> 00:35:51,869
[sam_wilson]: weeks and so we travelled and my
wife used to live there so we travelled

766
00:35:51,929 --> 00:35:56,985
[sam_wilson]: the basically entirety of south africa i
mean and i think that's one of thing

767
00:35:57,005 --> 00:36:00,589
[sam_wilson]: we're going to do from this point
forward you know if traill ever opens back

768
00:36:00,649 --> 00:36:05,306
[sam_wilson]: to any degree of normalcy again always
find a place where the exchange rate is

769
00:36:05,366 --> 00:36:08,351
[sam_wilson]: in your favor because it was it
was an absolute hood

770
00:36:08,980 --> 00:36:13,087
[casey_]: wow yeah we had the same experience
in romania we went over there

771
00:36:12,985 --> 00:36:13,149
[sam_wilson]: yeah

772
00:36:13,127 --> 00:36:17,193
[casey_]: and my wife and we ordered two
steaks of two bottles of wine all the

773
00:36:17,253 --> 00:36:21,522
[casey_]: sides all the appertisers like we ate
the restaurant out they had anybody eat that

774
00:36:21,562 --> 00:36:21,884
[casey_]: much food

775
00:36:21,733 --> 00:36:23,143
[sam_wilson]: yeah

776
00:36:21,944 --> 00:36:24,876
[casey_]: in their life and they had a
disabiland it was like fore bucks and i

777
00:36:24,936 --> 00:36:27,190
[casey_]: was like excuse me

778
00:36:27,264 --> 00:36:28,194
[sam_wilson]: yeah

779
00:36:27,931 --> 00:36:32,277
[casey_]: i was like can i get her
bill to the other missing stuff no no

780
00:36:32,537 --> 00:36:33,959
[casey_]: i was like gosh dang

781
00:36:34,363 --> 00:36:38,090
[sam_wilson]: right right when you're like wait i
couldn't get a glass of wine a decent

782
00:36:38,170 --> 00:36:40,014
[sam_wilson]: steak was for this let alone both

783
00:36:39,910 --> 00:36:40,431
[casey_]: let alone

784
00:36:40,114 --> 00:36:40,455
[sam_wilson]: bottles

785
00:36:40,551 --> 00:36:45,781
[casey_]: everything else oh my gosh all right
sam so listen if if somebody heard something

786
00:36:45,821 --> 00:36:48,005
[casey_]: that resonated with them and they want
to reach out and get in touch with

787
00:36:48,065 --> 00:36:50,189
[casey_]: you what is the best way for
that to happen

788
00:36:50,983 --> 00:36:54,108
[sam_wilson]: man i've got all kinds of stuff
