In this episode of Cash Flow Pro, we talk with David Kamara, Cape Founder of Sierra Capital. David is a multicultural entrepreneur. His mom is from Ukraine, and his dad is from Sierra Leon. After David’s dad finished his studies in Ukraine, they moved back to Sierra Leon. It was later that David moved to Michigan for college. After business school, he worked for an Industrial distributor and got into management consulting.

During this time, David traveled and worked for companies like Pepsi and Boeing, trying to help them operate better. While this line of work paid well and was stimulating, much traveling was involved, and it started weighing on him and his family. He was missing out on important milestones. This was when real estate got interesting, and they decided to buy single-family houses. Eventually, after 2008 they decided the best way to optimize their investment was by scaling up to multi-family investments. Fast forward to today and

In this episode, we discuss the following:

  • Taking circumstance into your own hands
  • Focusing on similarities, not differences
  • Changes in the investment landscape
  • Building relationships and thinking outside the box
  • Who should you accept capital from?

Tune in if you are interested in learning more about multi-family!

the show and with that being said david

18
00:00:51,025 --> 00:00:55,072
[casey_]: i want to again welcome you to
the show today we are going to be

19
00:00:55,172 --> 00:01:02,084
[casey_]: talking about a very what seems to
be a very simple subject to like roll

20
00:01:02,164 --> 00:01:08,875
[casey_]: off the tongue and say but what
tends to be a fall are more a

21
00:01:08,975 --> 00:01:13,042
[casey_]: far deeper subject when it actually comes
to it but how to find real estate

22
00:01:13,122 --> 00:01:18,972
[casey_]: investments that cash flow now again like
i said that's an easy topic say however

23
00:01:19,292 --> 00:01:25,723
[casey_]: the performance of that is just mildly
difficult right dave trying to find

24
00:01:25,784 --> 00:01:25,945
[david_kamara]: right

25
00:01:26,464 --> 00:01:26,845
[casey_]: real estate

26
00:01:26,673 --> 00:01:26,814
[david_kamara]: right

27
00:01:26,925 --> 00:01:31,553
[casey_]: assets that cash flow is just a
little bit difficult especial and the times that

28
00:01:31,593 --> 00:01:36,261
[casey_]: we're in interest rate environment and the
very beginning of september when this is being

29
00:01:36,301 --> 00:01:39,706
[casey_]: recorded is kind of going to be
the time line so when we go back

30
00:01:40,107 --> 00:01:43,291
[casey_]: you know this will air when this
does are just kind of come back and

31
00:01:43,471 --> 00:01:47,175
[casey_]: if we're talking about something something drastic
happens in the world just now we're talking

32
00:01:47,215 --> 00:01:50,839
[casey_]: about this about the first of september
so david i'd like for you to start

33
00:01:51,950 --> 00:01:55,157
[casey_]: by kind of maybe telling us a
little bit about yourself where you come from

34
00:01:55,698 --> 00:02:00,908
[casey_]: and then how you got into just
even the beginnings of the real estate business

35
00:02:04,123 --> 00:02:06,948
[david_kamara]: yeah thank you casey great to speak
to your listeners

36
00:02:07,860 --> 00:02:08,209
[casey_]: oh

37
00:02:08,531 --> 00:02:10,153
[david_kamara]: so my my quick story is

38
00:02:10,501 --> 00:02:10,623
[casey_]: ah

39
00:02:11,556 --> 00:02:18,467
[david_kamara]: did college and in michigan got a
job in chica go uh ended up working

40
00:02:18,527 --> 00:02:25,319
[david_kamara]: for an industrial distributor and while there
i was going to further school and business

41
00:02:25,339 --> 00:02:32,131
[david_kamara]: school and ended up getting into management
consulting which is which is really fun work

42
00:02:32,251 --> 00:02:36,939
[david_kamara]: very very challenging you travel to all
these big companies that we hear about in

43
00:02:36,999 --> 00:02:43,743
[david_kamara]: the news peps borrowing companies like that
and try and help them operate better so

44
00:02:43,803 --> 00:02:50,696
[david_kamara]: it's a it's a great great gig
pays well very very stimulating but what i

45
00:02:50,916 --> 00:02:55,183
[david_kamara]: ended up falling into is so my
wife and i we have four kids and

46
00:02:55,384 --> 00:02:56,105
[david_kamara]: i was just on the

47
00:02:56,121 --> 00:02:56,325
[casey_]: sure

48
00:02:56,145 --> 00:03:00,452
[david_kamara]: road a ton and so after some
time that started weighing on us and then

49
00:03:00,552 --> 00:03:05,921
[david_kamara]: really uh you know missing some some
milestones with the kids got us thinking about

50
00:03:06,142 --> 00:03:10,389
[david_kamara]: how do we do something different also
in parallel with that when we first bought

51
00:03:10,449 --> 00:03:15,016
[david_kamara]: our house in the suburbs of chicago
my wife and i talked about that and

52
00:03:15,056 --> 00:03:17,981
[david_kamara]: were very excited like hey you can
buy a house with you know a little

53
00:03:18,001 --> 00:03:20,005
[david_kamara]: bit of money down so we started

54
00:03:19,860 --> 00:03:20,081
[casey_]: oh

55
00:03:20,045 --> 00:03:24,292
[david_kamara]: buying single family houses and the idea
was you know we'll buy one a year

56
00:03:25,093 --> 00:03:28,960
[david_kamara]: if we have time we we buy
more and you know in ten years time

57
00:03:29,000 --> 00:03:32,826
[david_kamara]: we'll have ten houses and hopefully a
bunch of them get paid off over time

58
00:03:32,866 --> 00:03:37,556
[david_kamara]: and that would be kind of like
the retirement plan well i mean life happened

59
00:03:37,576 --> 00:03:43,406
[david_kamara]: you know two thousand eight crisis happened
we ended up having more kids we moved

60
00:03:43,446 --> 00:03:46,812
[david_kamara]: from chicago back to michigan kind of
fell off that

61
00:03:46,884 --> 00:03:47,069
[casey_]: yeah

62
00:03:46,912 --> 00:03:48,835
[david_kamara]: track a little bit but

63
00:03:48,819 --> 00:03:48,840
[casey_]: m

64
00:03:49,937 --> 00:03:56,516
[david_kamara]: again consulting work was very very good
good to us financially um at one point

65
00:03:56,778 --> 00:04:02,133
[david_kamara]: my wife and i got into this
conversation about like okay how do we get

66
00:04:02,193 --> 00:04:05,338
[david_kamara]: better work life balance where i don't
travel so much and and frankly my my

67
00:04:05,539 --> 00:04:09,064
[david_kamara]: one of my kids had a conversation
with me asked me a question that stimulated

68
00:04:09,104 --> 00:04:12,951
[david_kamara]: that um and so we looked back
and said we have some of these single

69
00:04:13,031 --> 00:04:17,588
[david_kamara]: family invest ants that work they're just
not substantial so how do we

70
00:04:17,700 --> 00:04:18,480
[casey_]: yeah

71
00:04:17,728 --> 00:04:22,168
[david_kamara]: may be scale that right and so
that was really at the beginning of our

72
00:04:22,628 --> 00:04:25,533
[david_kamara]: multi family journey um more

73
00:04:25,560 --> 00:04:25,806
[casey_]: oh

74
00:04:25,633 --> 00:04:27,236
[david_kamara]: seriously before we had a few

75
00:04:27,270 --> 00:04:27,452
[casey_]: yeah

76
00:04:27,296 --> 00:04:30,501
[david_kamara]: duplexes three plexs and single families but
not not in depth

77
00:04:30,350 --> 00:04:30,573
[casey_]: sure

78
00:04:31,243 --> 00:04:36,355
[david_kamara]: so that's that's what spared our our
start and i guess i can pause and

79
00:04:36,415 --> 00:04:36,656
[david_kamara]: you can

80
00:04:36,881 --> 00:04:37,101
[casey_]: well

81
00:04:37,177 --> 00:04:37,579
[david_kamara]: follow up

82
00:04:37,562 --> 00:04:43,812
[casey_]: there's there's a lot of intriguing things
about i think i think real quick before

83
00:04:43,873 --> 00:04:51,455
[casey_]: we move on with the multi family
i m you know your your very early

84
00:04:51,735 --> 00:04:56,363
[casey_]: your early life from seventeen prior to
being seventeen years old

85
00:04:56,494 --> 00:04:57,017
[david_kamara]: oh

86
00:04:56,964 --> 00:05:01,852
[casey_]: i really was intrigued with that and
then how you how everything kind of came

87
00:05:01,932 --> 00:05:05,017
[casey_]: about there now just share with audience
real quick what i'm kind of talking about

88
00:05:05,037 --> 00:05:07,602
[casey_]: because i know you had some geographical
things

89
00:05:07,653 --> 00:05:07,794
[david_kamara]: yeah

90
00:05:07,702 --> 00:05:11,849
[casey_]: that and then just again i think
that just kind of raises a little intrigue

91
00:05:11,889 --> 00:05:16,207
[casey_]: about you story and about how far
you really have came since then

92
00:05:19,223 --> 00:05:24,572
[david_kamara]: sure so and thanks for bringing that
up so my my my mom is from

93
00:05:24,652 --> 00:05:29,941
[david_kamara]: ukraine and my dad is from seralion
which is west africa on the atlantic coast

94
00:05:30,141 --> 00:05:37,834
[david_kamara]: centrally facing the u s um my
dad was studying in the form of soil

95
00:05:37,954 --> 00:05:43,022
[david_kamara]: union that's how my parents met when
he finished the studies we moved back to

96
00:05:43,503 --> 00:05:50,535
[david_kamara]: africa and so i lived in ukraine
from birth essentially till almost eight and then

97
00:05:50,755 --> 00:05:58,627
[david_kamara]: in sierralon west africa from eight to
basic seventeen almost eighteen when i finished high

98
00:05:58,707 --> 00:06:03,273
[david_kamara]: school in srlion we had a military
co i ended up trying to go to

99
00:06:03,333 --> 00:06:07,620
[david_kamara]: germany ended up in the united states
that's another long story but when i came

100
00:06:07,861 --> 00:06:09,504
[david_kamara]: i came and came for college

101
00:06:09,339 --> 00:06:09,360
[casey_]: m

102
00:06:09,944 --> 00:06:15,821
[david_kamara]: so ended up going to community college
in dearborn michigan i was very ortunate and

103
00:06:17,283 --> 00:06:22,016
[david_kamara]: they had an honest program which i
ended up getting a scholarship in which allowed

104
00:06:22,037 --> 00:06:26,304
[david_kamara]: me to work and save some money
for for university if i wanted to go

105
00:06:26,324 --> 00:06:31,873
[david_kamara]: to university later um long story short
transferred to university of michigan met me wife

106
00:06:31,933 --> 00:06:36,762
[david_kamara]: there graduated moved to chicago and kind
of the rest is his history

107
00:06:36,442 --> 00:06:36,624
[casey_]: sure

108
00:06:36,842 --> 00:06:36,982
[david_kamara]: but

109
00:06:36,886 --> 00:06:37,371
[casey_]: sure yeah

110
00:06:37,623 --> 00:06:41,030
[david_kamara]: especially with what's going on the news
today with ukraine and all that it's definitely

111
00:06:41,110 --> 00:06:47,831
[david_kamara]: relevant in that i've seen military coinserlion
now big upheaval in it new crane which

112
00:06:47,891 --> 00:06:53,845
[david_kamara]: is a little bit upsetting and frankly
um m inform some of what we do

113
00:06:53,965 --> 00:06:54,486
[david_kamara]: and how we do

114
00:06:54,420 --> 00:06:54,705
[casey_]: oh

115
00:06:54,566 --> 00:06:57,191
[david_kamara]: it and we try to gage risk
and give back what

116
00:06:57,190 --> 00:06:57,330
[casey_]: sure

117
00:06:57,231 --> 00:06:57,491
[david_kamara]: we can

118
00:06:57,610 --> 00:07:02,198
[casey_]: sure yeah and i guess the other
the other part of that too and i

119
00:07:02,258 --> 00:07:06,044
[casey_]: know there's obviously you don't want to
get too down in the weeds on on

120
00:07:06,826 --> 00:07:09,932
[casey_]: world affairs of world politics and stuff
like that but you know

121
00:07:10,093 --> 00:07:10,418
[david_kamara]: yeah

122
00:07:10,413 --> 00:07:18,352
[casey_]: with with the world the world with
which your parents your parents is lens that

123
00:07:18,412 --> 00:07:25,484
[casey_]: they see through is has got to
be one of a most constant strife really

124
00:07:25,524 --> 00:07:30,192
[casey_]: i mean you know basically from the
sierra leone you know the diamonds and all

125
00:07:30,232 --> 00:07:34,138
[casey_]: of that stuff that that maybe that
maybe that was a something that was mass

126
00:07:34,178 --> 00:07:37,183
[casey_]: known in the country i don't know
or if it was something that just you

127
00:07:37,223 --> 00:07:40,088
[casey_]: know was was more glorified by hollywood
and of course i'm not i don't mean

128
00:07:40,208 --> 00:07:42,335
[casey_]: disrespect of it as i just i
just don't know

129
00:07:43,393 --> 00:07:44,936
[david_kamara]: i do know you're straight up

130
00:07:44,920 --> 00:07:46,046
[casey_]: and then all the way through

131
00:07:46,118 --> 00:07:47,080
[david_kamara]: you're you're very own point

132
00:07:47,200 --> 00:07:49,644
[casey_]: the soviet i mean well then the
soviet

133
00:07:49,344 --> 00:07:49,666
[david_kamara]: you're very

134
00:07:49,824 --> 00:07:53,310
[casey_]: union even i mean the fact that
your parents met in the soviet union right

135
00:07:53,811 --> 00:07:57,336
[casey_]: and then the fact that what's going
on with your current today i mean that

136
00:07:57,397 --> 00:08:03,455
[casey_]: just all of that kind back story
about yourself really leads me to to say

137
00:08:03,575 --> 00:08:09,348
[casey_]: like you know it really almost makes
me just not feel sorry for a lot

138
00:08:09,388 --> 00:08:14,498
[casey_]: of people for the very reason that
you know you all in your family

139
00:08:14,776 --> 00:08:14,878
[david_kamara]: ah

140
00:08:15,330 --> 00:08:19,817
[casey_]: we're in these positions and you know
and what you did was you were like

141
00:08:19,937 --> 00:08:23,924
[casey_]: okay here's where i am today i
don't want to be here any more i'm

142
00:08:23,984 --> 00:08:28,332
[casey_]: going to go do what it takes
to to i leave this back and

143
00:08:28,393 --> 00:08:28,993
[david_kamara]: oh

144
00:08:28,713 --> 00:08:30,958
[casey_]: that's that's i think to me the
most intriguing part

145
00:08:30,735 --> 00:08:31,017
[david_kamara]: offense

146
00:08:34,504 --> 00:08:35,285
[david_kamara]: i appreciate case

147
00:08:35,829 --> 00:08:35,850
[casey_]: m

148
00:08:36,687 --> 00:08:41,636
[david_kamara]: so i mean you know sometimes we
don't pick our lives right things just happen

149
00:08:41,696 --> 00:08:44,520
[david_kamara]: and you're born in a certain place
and you're in a certain type of situation

150
00:08:44,451 --> 00:08:44,592
[casey_]: sure

151
00:08:46,404 --> 00:08:53,206
[david_kamara]: i mean i have to say that
definitely just my my trajectory through life has

152
00:08:53,406 --> 00:08:57,434
[david_kamara]: has kind of led me to be
very adaptive to situations right

153
00:08:57,320 --> 00:08:57,464
[casey_]: yeah

154
00:08:57,575 --> 00:09:03,506
[david_kamara]: and you're always almost always you're looking
to see how can i improve my condition

155
00:09:03,766 --> 00:09:08,855
[david_kamara]: essentially right and i mean it was
very very fortunate that i mean my parents

156
00:09:09,235 --> 00:09:13,966
[david_kamara]: instilled in in myself my sister just
a very strong work ethic it's alway ben

157
00:09:14,208 --> 00:09:18,817
[david_kamara]: you know you have to be relying
on yourself and whether that's

158
00:09:18,673 --> 00:09:19,170
[casey_]: yeah

159
00:09:18,877 --> 00:09:19,839
[david_kamara]: school or hard work

160
00:09:19,890 --> 00:09:20,154
[casey_]: oh

161
00:09:20,039 --> 00:09:24,486
[david_kamara]: or you know making decisions that you
know you're not always going to get him

162
00:09:24,527 --> 00:09:24,707
[david_kamara]: right

163
00:09:24,720 --> 00:09:24,944
[casey_]: oh

164
00:09:24,767 --> 00:09:26,991
[david_kamara]: but decisions that you know impacting your
life

165
00:09:27,279 --> 00:09:27,300
[casey_]: m

166
00:09:27,451 --> 00:09:31,564
[david_kamara]: that's kind of have how that evolved
for us and i mean while it's been

167
00:09:32,065 --> 00:09:36,152
[david_kamara]: more adventurous than many i mean i
wouldn't wish it any other way on myself

168
00:09:35,921 --> 00:09:36,686
[casey_]: sure sure

169
00:09:36,853 --> 00:09:40,339
[david_kamara]: um and definitely that's contributed to i
am and how things have worked out but

170
00:09:40,639 --> 00:09:42,522
[david_kamara]: again right i think circumstance

171
00:09:42,720 --> 00:09:42,982
[casey_]: oh

172
00:09:42,943 --> 00:09:46,196
[david_kamara]: um leads us all to evolve and
grow

173
00:09:46,350 --> 00:09:46,370
[casey_]: m

174
00:09:46,739 --> 00:09:48,105
[david_kamara]: and fortunately that's happened

175
00:09:47,890 --> 00:09:48,030
[casey_]: sure

176
00:09:48,447 --> 00:09:48,668
[david_kamara]: for me

177
00:09:48,831 --> 00:09:49,012
[casey_]: now

178
00:09:48,869 --> 00:09:49,230
[david_kamara]: personally

179
00:09:49,512 --> 00:09:54,741
[casey_]: the other the other part of this
so so leading into my next question what

180
00:09:54,901 --> 00:09:57,966
[casey_]: country were you a citizen of the
day you were born and are you a

181
00:09:58,087 --> 00:10:00,595
[casey_]: full full fledged citizen of united states
now

182
00:10:00,823 --> 00:10:07,410
[david_kamara]: yeah yes so i was i guess
i was a citizen of the soviet union

183
00:10:07,450 --> 00:10:07,730
[david_kamara]: when i was

184
00:10:07,650 --> 00:10:07,833
[casey_]: okay

185
00:10:07,790 --> 00:10:12,538
[david_kamara]: born and then i became a citizen
of ukraine when they became a separate country

186
00:10:13,320 --> 00:10:18,168
[david_kamara]: um i do have the seer citizenship
and then after many years in the united

187
00:10:18,208 --> 00:10:19,711
[david_kamara]: states i became a united states citizen

188
00:10:19,741 --> 00:10:20,044
[casey_]: awesome

189
00:10:19,791 --> 00:10:24,739
[david_kamara]: so i consider myself a global citizen
and i mean i don't really pay too

190
00:10:24,799 --> 00:10:28,445
[david_kamara]: much heed to all the nationalistic stuff

191
00:10:28,461 --> 00:10:28,646
[casey_]: sure

192
00:10:28,546 --> 00:10:33,895
[david_kamara]: but i mean i think from my
personal from my personal exposure you really find

193
00:10:33,935 --> 00:10:37,901
[david_kamara]: that people all over the world are
very similar right everyone wants to be able

194
00:10:37,921 --> 00:10:40,385
[david_kamara]: to take care of their family they
want to be able to work a little

195
00:10:40,425 --> 00:10:40,526
[david_kamara]: bit

196
00:10:40,480 --> 00:10:40,602
[casey_]: yep

197
00:10:40,626 --> 00:10:46,155
[david_kamara]: enjoy a little bit and all the
religion politics often divides people but i mean

198
00:10:46,616 --> 00:10:50,141
[david_kamara]: at the base of the human condition
we all are very

199
00:10:50,150 --> 00:10:50,331
[casey_]: rick

200
00:10:50,241 --> 00:10:50,542
[david_kamara]: similar

201
00:10:50,531 --> 00:10:57,162
[casey_]: i realized that whenever we visited romania
a few years back um and of course

202
00:10:57,242 --> 00:11:03,853
[casey_]: it's it's post communist romania basically and
but they're still a of um there's still

203
00:11:03,913 --> 00:11:09,703
[casey_]: a ton of of communism is still
painted painted very thick and everything that you

204
00:11:09,743 --> 00:11:15,352
[casey_]: see there from apartment buildings all the
way down to cars that were the only

205
00:11:15,393 --> 00:11:19,239
[casey_]: kind of cars that were allowed and
so on so forth but what would intrigue

206
00:11:19,006 --> 00:11:19,089
[david_kamara]: ah

207
00:11:19,279 --> 00:11:24,127
[casey_]: me was i enjoy working out and
and what intrigued me was i went to

208
00:11:24,187 --> 00:11:27,595
[casey_]: see if you notice i could intrigued
a lot um but i went into a

209
00:11:27,676 --> 00:11:31,868
[casey_]: gym there and it was there was
and the thing is that there was like

210
00:11:32,560 --> 00:11:37,528
[casey_]: twenty five people in this gym women
and men both and they were all didn't

211
00:11:38,089 --> 00:11:42,737
[casey_]: there was not one single word of
english that any

212
00:11:42,592 --> 00:11:42,613
[david_kamara]: m

213
00:11:42,857 --> 00:11:49,885
[casey_]: of anybody in that entire gym under
stood not one right um and so basically

214
00:11:50,587 --> 00:11:56,797
[casey_]: it took us it took me going
in there and just like kind of figuring

215
00:11:56,897 --> 00:12:00,583
[casey_]: out what everybody was doing where where
my spot was going to be but you

216
00:12:00,603 --> 00:12:03,789
[casey_]: know what at the end of the
day we all enjoyed the same thing and

217
00:12:03,849 --> 00:12:05,672
[casey_]: i was like and it was and
then you even

218
00:12:05,584 --> 00:12:05,604
[david_kamara]: i

219
00:12:05,752 --> 00:12:10,480
[casey_]: saw that through through through i mean
there were so many different things there i

220
00:12:10,540 --> 00:12:13,783
[casey_]: was like man they're just like us
i mean they're just like a stationall speak

221
00:12:13,863 --> 00:12:18,707
[casey_]: english and it was very eye opening
to me that you know here i am

222
00:12:18,767 --> 00:12:26,831
[casey_]: however many thousands of miles away from
podunk town kentucky and and all these people

223
00:12:26,932 --> 00:12:29,356
[casey_]: just they just want to do the
same things i want to do they want

224
00:12:29,396 --> 00:12:31,599
[casey_]: to hang out we had some friends
that i know people asked why did you

225
00:12:31,639 --> 00:12:34,444
[casey_]: go to remain and we had some
friends that were were living there and were

226
00:12:34,484 --> 00:12:42,747
[casey_]: living abroad for he was with a
company that had a barge uh holdings over

227
00:12:42,787 --> 00:12:47,884
[casey_]: there or whatever so anyway all that
being said yeah and it also all of

228
00:12:47,924 --> 00:12:53,654
[casey_]: that kind of culminates with with and
i think you would be a testament to

229
00:12:53,794 --> 00:12:59,163
[casey_]: how great of a country the united
states really is simply cause of the opportunities

230
00:12:59,764 --> 00:13:06,715
[casey_]: that are probably held back especially from
women where where where you're from um but

231
00:13:07,557 --> 00:13:12,345
[casey_]: probably mostly just to and in general
opportunities are just held back there held out

232
00:13:12,405 --> 00:13:16,952
[casey_]: for the elite there held out for
government to profit off of there held out

233
00:13:17,012 --> 00:13:20,959
[casey_]: for many different reasons but at the
end of the day when you start looking

234
00:13:20,979 --> 00:13:27,225
[casey_]: at saying hey if it hadn't been
for america giving giving david this opportunity to

235
00:13:27,285 --> 00:13:29,967
[casey_]: be capitalist or whatever you want to
call it i mean you know it's just

236
00:13:30,107 --> 00:13:34,547
[casey_]: it's it's a testament to ur two
or to the nature of this country that

237
00:13:34,804 --> 00:13:41,997
[david_kamara]: absolutely i think i often tell my
friends my american born friends often tell them

238
00:13:42,058 --> 00:13:47,709
[david_kamara]: that you know sometimes they don't realize
how how much opportunity this country has because

239
00:13:47,929 --> 00:13:50,534
[david_kamara]: you know you're born here you kind
of you expect

240
00:13:50,521 --> 00:13:50,663
[casey_]: yep

241
00:13:50,594 --> 00:13:54,346
[david_kamara]: certain things when you're born elsewhere and
you you grow up and a lot of

242
00:13:54,386 --> 00:13:59,667
[david_kamara]: those things are absent you cherish the
opportunities so much more and you appreciate them

243
00:13:59,708 --> 00:14:04,576
[david_kamara]: so much more and again america is
absolutely a testament to how great the country

244
00:14:04,656 --> 00:14:09,107
[david_kamara]: is because if you look around all
all of us immigrants right i'm here

245
00:14:09,150 --> 00:14:09,170
[casey_]: m

246
00:14:10,500 --> 00:14:10,743
[david_kamara]: where

247
00:14:11,559 --> 00:14:11,580
[casey_]: m

248
00:14:11,733 --> 00:14:13,354
[david_kamara]: in places we come from we fight
each other

249
00:14:13,260 --> 00:14:13,383
[casey_]: yeah

250
00:14:13,755 --> 00:14:17,098
[david_kamara]: and we come here and we all
have friends and prosper together and it's just

251
00:14:17,959 --> 00:14:24,149
[david_kamara]: it's a beautiful thing it really is
every time something else happens i just marvel

252
00:14:24,209 --> 00:14:28,181
[david_kamara]: how great a country this is just
just came back from vacation in italy and

253
00:14:29,273 --> 00:14:33,500
[david_kamara]: actually my mom's passport was stolen and
my mom still has a uranian passport and

254
00:14:33,560 --> 00:14:38,609
[david_kamara]: so the experience of getting a ucranian
passport versus getting a us passport back was

255
00:14:38,669 --> 00:14:40,251
[david_kamara]: dramatically different right i mean

256
00:14:40,352 --> 00:14:40,635
[casey_]: oh i'm

257
00:14:40,692 --> 00:14:40,852
[david_kamara]: like

258
00:14:40,798 --> 00:14:41,101
[casey_]: sure

259
00:14:40,933 --> 00:14:45,180
[david_kamara]: you call the us bassy and it's
like by three if you lost the passport

260
00:14:45,600 --> 00:14:50,188
[david_kamara]: walk in no appointment necessary we'll try
and get you done same day for you

261
00:14:50,228 --> 00:14:53,454
[david_kamara]: crane it was much more difficult than
that i'll just leave it at that um

262
00:14:53,514 --> 00:14:57,665
[david_kamara]: and the country is going through war
so maybe not not entirely fair comparison but

263
00:14:57,685 --> 00:15:01,270
[david_kamara]: there's just so many levels at which
um this

264
00:15:01,310 --> 00:15:01,450
[casey_]: sure

265
00:15:01,310 --> 00:15:01,975
[david_kamara]: is an amazing

266
00:15:01,730 --> 00:15:01,871
[casey_]: yeah

267
00:15:02,016 --> 00:15:02,298
[david_kamara]: country

268
00:15:02,372 --> 00:15:06,398
[casey_]: yeah well and my wife and i
were in italy about a few months back

269
00:15:06,518 --> 00:15:10,004
[casey_]: and and i know this i don't
want this again where it did too far

270
00:15:10,064 --> 00:15:13,690
[casey_]: down in the weeds of world culture
and stuff but but culture

271
00:15:13,633 --> 00:15:14,383
[david_kamara]: yeah

272
00:15:13,710 --> 00:15:17,657
[casey_]: is what i enjoy the most of
anywhere i've ever been it's just the culture

273
00:15:18,138 --> 00:15:22,144
[casey_]: the culture stuff i don't even you
know people talk about exchange rates and opportunity

274
00:15:22,205 --> 00:15:25,350
[casey_]: of this and that the other but
i just enjoy the culture of hey do

275
00:15:25,410 --> 00:15:31,200
[casey_]: these people break bread together how do
they know what's important to them on everything

276
00:15:31,280 --> 00:15:35,527
[casey_]: from religion to politics to what is
important to them what are what are life

277
00:15:35,587 --> 00:15:43,905
[casey_]: goals of whoever i'm with you know
and so um but so now kind of

278
00:15:43,965 --> 00:15:50,095
[casey_]: moving towards you getting into the multi
family space and the thousands of units that

279
00:15:50,156 --> 00:15:55,204
[casey_]: you all are are in partners with
investors and then of course i think you

280
00:15:55,264 --> 00:15:58,489
[casey_]: said you had three or four hundred
dollars to yourself or that you and your

281
00:15:58,610 --> 00:16:04,611
[casey_]: i phoned i'll buy yourselves um with
all of that and and kind of moving

282
00:16:04,732 --> 00:16:09,279
[casey_]: forward i'd like to bring this whole
discussion to today so that we can spend

283
00:16:09,299 --> 00:16:13,847
[casey_]: the next little bit of our time
talking about what are some ways when's the

284
00:16:14,368 --> 00:16:18,875
[casey_]: you know what are some ways that
currently finding deals that cash flow like because

285
00:16:19,116 --> 00:16:24,324
[casey_]: obviously we were going to title this
the main concern with this with our subject

286
00:16:24,384 --> 00:16:28,070
[casey_]: matter here was how to find real
estate investments at cash flow i guess it's

287
00:16:28,150 --> 00:16:33,456
[casey_]: most appropriate probably to talk about that
in today's time because it's such a difficult

288
00:16:33,677 --> 00:16:35,599
[casey_]: time let's talk a little bit about
that

289
00:16:38,643 --> 00:16:41,107
[david_kamara]: yeah i think i think that's what
all of us

290
00:16:41,160 --> 00:16:41,383
[casey_]: yeah

291
00:16:41,348 --> 00:16:43,611
[david_kamara]: are re trying to trying to figure
out right

292
00:16:43,612 --> 00:16:43,795
[casey_]: okay

293
00:16:45,234 --> 00:16:49,321
[david_kamara]: i think i just start by saying
the the environment has changed quite a bit

294
00:16:49,541 --> 00:16:55,711
[david_kamara]: investment landscape his has definitely changed in
the past year particularly with rising

295
00:16:55,660 --> 00:16:55,802
[casey_]: yep

296
00:16:55,752 --> 00:17:00,860
[david_kamara]: interest rates right being the primary difference
um and i mean a year ago we

297
00:17:00,900 --> 00:17:04,558
[david_kamara]: were looking at you know a d
that you just look at the numbers and

298
00:17:05,413 --> 00:17:11,282
[david_kamara]: you don't have to do too much
um creatively to make the deal work and

299
00:17:11,342 --> 00:17:16,571
[david_kamara]: pencil out and you can say yeah
this makes sense rents here expenses and mortgage

300
00:17:16,791 --> 00:17:20,077
[david_kamara]: and all this stuff it's here in
this probably would make sense to make some

301
00:17:20,117 --> 00:17:25,967
[david_kamara]: money at m i think i think
over the past really eight months we're seeing

302
00:17:26,227 --> 00:17:29,576
[david_kamara]: fewer deals that cash flow right just
off the bat and

303
00:17:30,009 --> 00:17:30,030
[casey_]: m

304
00:17:30,413 --> 00:17:34,920
[david_kamara]: as the rates have increased it's been
more challenging to get you know capital is

305
00:17:34,980 --> 00:17:35,481
[david_kamara]: more expensive

306
00:17:35,313 --> 00:17:35,457
[casey_]: yep

307
00:17:35,561 --> 00:17:39,107
[david_kamara]: right so where you would be paying
you know have four percent in strait now

308
00:17:39,147 --> 00:17:43,654
[david_kamara]: you're paying maybe five six seven percent
age sometimes eight f you're doing a floating

309
00:17:43,694 --> 00:17:48,878
[david_kamara]: line so how to how to find
deals that cash i mean it really comes

310
00:17:48,958 --> 00:17:51,060
[david_kamara]: down to relationships at this point for

311
00:17:51,173 --> 00:17:51,254
[casey_]: ah

312
00:17:51,180 --> 00:17:56,568
[david_kamara]: us so people you have worked with
in the past mainly brokers

313
00:17:56,460 --> 00:17:56,742
[casey_]: oh

314
00:17:56,668 --> 00:18:02,559
[david_kamara]: for us know that we have clothes
that we have performed in certain deals but

315
00:18:02,639 --> 00:18:08,789
[david_kamara]: also really being creative right some people
swear by doing direct mail campaigns to owners

316
00:18:09,069 --> 00:18:15,136
[david_kamara]: and trying to reach owners that way
um explore if owners ten in selling right

317
00:18:16,118 --> 00:18:20,605
[david_kamara]: we have not done that as a
process we relied mostly on broker relationships and

318
00:18:20,645 --> 00:18:26,575
[david_kamara]: introductions but we were very willing to
look at all opportunities so we're small enough

319
00:18:26,615 --> 00:18:30,682
[david_kamara]: where we're flexible enough we're not stuff
that you know this process doesn't work for

320
00:18:30,742 --> 00:18:34,929
[david_kamara]: us we're very willing to meet sellers
where they are right

321
00:18:34,918 --> 00:18:35,430
[casey_]: hm

322
00:18:35,109 --> 00:18:39,941
[david_kamara]: and we do a lot of vestments
in michigan there's a there's a seller that

323
00:18:41,233 --> 00:18:43,517
[david_kamara]: i was a very private individual who
was like hey i don't want to share

324
00:18:43,577 --> 00:18:45,360
[david_kamara]: my my information how about

325
00:18:45,390 --> 00:18:45,532
[casey_]: yep

326
00:18:45,460 --> 00:18:48,645
[david_kamara]: meet up for lunch right and so
here i am going to lunch with a

327
00:18:48,725 --> 00:18:52,452
[david_kamara]: seller you know just to make a
human connection and see what is it that

328
00:18:52,472 --> 00:18:57,255
[david_kamara]: they need what are they i mean
are they where are they really just to

329
00:18:57,315 --> 00:19:00,760
[david_kamara]: learn right maybe it's not a deal
today maybe it's a deal in in ten

330
00:19:00,821 --> 00:19:05,088
[david_kamara]: months or eighteen months who knows so
you really have to maintain a very

331
00:19:04,989 --> 00:19:05,010
[casey_]: m

332
00:19:05,629 --> 00:19:07,592
[david_kamara]: i would say open approach and

333
00:19:07,890 --> 00:19:07,910
[casey_]: m

334
00:19:08,094 --> 00:19:11,166
[david_kamara]: and i mean one deal that we

335
00:19:11,460 --> 00:19:11,480
[casey_]: m

336
00:19:11,606 --> 00:19:16,214
[david_kamara]: closed earlier this year we closed on
that deal i think in march took us

337
00:19:16,294 --> 00:19:18,197
[david_kamara]: about i would say fourteen months

338
00:19:18,252 --> 00:19:18,414
[casey_]: wow

339
00:19:18,658 --> 00:19:23,505
[david_kamara]: to close right as it was was
a law conversation well it took it took

340
00:19:23,545 --> 00:19:26,569
[david_kamara]: fourteen months to get the seller to
say okay i'm willing to close it was

341
00:19:26,629 --> 00:19:29,891
[david_kamara]: a long conversation of the cell that
we met him early

342
00:19:29,910 --> 00:19:30,840
[casey_]: oh

343
00:19:29,952 --> 00:19:33,456
[david_kamara]: last year and we bought another property
in their

344
00:19:33,480 --> 00:19:34,110
[casey_]: yeah

345
00:19:33,536 --> 00:19:37,363
[david_kamara]: market and we the broker actually introduced
us and said hey this gentleman here has

346
00:19:37,403 --> 00:19:41,530
[david_kamara]: this other property but they're not ready
yet right so it was just maintaining contact

347
00:19:42,091 --> 00:19:45,728
[david_kamara]: speaking with them visiting understanding what would
make

348
00:19:45,632 --> 00:19:45,774
[casey_]: sure

349
00:19:45,768 --> 00:19:47,418
[david_kamara]: them sell right and at some level

350
00:19:48,009 --> 00:19:48,030
[casey_]: m

351
00:19:48,343 --> 00:19:51,147
[david_kamara]: it was a price but at some
level it was just you know where were

352
00:19:51,187 --> 00:19:51,889
[david_kamara]: they in their life

353
00:19:51,860 --> 00:19:52,590
[casey_]: yeah

354
00:19:51,949 --> 00:19:55,875
[david_kamara]: like this gentleman was older he wasn't
quite ready to retire he was going through

355
00:19:55,915 --> 00:19:58,980
[david_kamara]: a surgery than he was kind of
ready to retire and take

356
00:19:59,040 --> 00:19:59,263
[casey_]: yeah

357
00:19:59,060 --> 00:20:06,526
[david_kamara]: everything so it's it's really being flexible
and entertain different avenues of where deals may

358
00:20:06,606 --> 00:20:13,177
[david_kamara]: come from right brokers there's one um
your local non commercial realters could be one

359
00:20:13,257 --> 00:20:15,040
[david_kamara]: as well we bought deals from the
m

360
00:20:15,141 --> 00:20:15,282
[casey_]: sure

361
00:20:15,301 --> 00:20:18,135
[david_kamara]: s that we found which you know
you know you normally

362
00:20:18,010 --> 00:20:18,153
[casey_]: yep

363
00:20:18,175 --> 00:20:22,422
[david_kamara]: don't look there but that's that's a
channel some people you know your mom and

364
00:20:22,462 --> 00:20:25,848
[david_kamara]: pop owners that have a property that
the first thing they turn to is their

365
00:20:25,908 --> 00:20:29,805
[david_kamara]: local realtor and say hey have a
property for sale they don't think it's you

366
00:20:29,845 --> 00:20:34,507
[david_kamara]: know twelve to twenty units they think
who sells property locally and that's the guy

367
00:20:34,587 --> 00:20:35,128
[david_kamara]: i know that's the guy

368
00:20:35,121 --> 00:20:35,244
[casey_]: yep

369
00:20:35,168 --> 00:20:40,756
[david_kamara]: i trust so it's really about being
open creative different people do different things some

370
00:20:40,816 --> 00:20:43,881
[david_kamara]: people shop at different closure actions i
think they've been a few of those with

371
00:20:44,101 --> 00:20:48,809
[david_kamara]: with covid but again multi family has
been really solid so you kind of pick

372
00:20:48,929 --> 00:20:51,459
[david_kamara]: and see what works for you what
do you like doing all right you know

373
00:20:51,479 --> 00:20:55,457
[david_kamara]: what to be you don't want to
be unnatural to yourself you want to do

374
00:20:55,557 --> 00:20:59,464
[david_kamara]: things that you know you find interesting
and enjoy doing and hopefully good at because

375
00:20:59,504 --> 00:20:59,784
[david_kamara]: you enjoy

376
00:20:59,700 --> 00:20:59,822
[casey_]: yep

377
00:20:59,884 --> 00:21:01,888
[david_kamara]: doing them that way i feels less
like

378
00:21:01,920 --> 00:21:02,140
[casey_]: yeah

379
00:21:01,928 --> 00:21:04,252
[david_kamara]: a job it's more of you know
it's a fun experience and

380
00:21:04,203 --> 00:21:04,324
[casey_]: well

381
00:21:04,312 --> 00:21:04,392
[david_kamara]: you

382
00:21:04,344 --> 00:21:04,564
[casey_]: you know

383
00:21:04,452 --> 00:21:04,813
[david_kamara]: get good at

384
00:21:04,884 --> 00:21:05,526
[casey_]: we hit a lot

385
00:21:05,413 --> 00:21:06,446
[david_kamara]: oh

386
00:21:05,646 --> 00:21:11,095
[casey_]: on relationships on this on this podcast
i got to say that you know whether

387
00:21:11,195 --> 00:21:15,985
[casey_]: you're raising money or whether you're looking
for properties that cash flow i mean those

388
00:21:16,026 --> 00:21:19,072
[casey_]: relationships i mean and even if they
come

389
00:21:19,093 --> 00:21:19,336
[david_kamara]: oh

390
00:21:19,132 --> 00:21:22,818
[casey_]: down to to if you're running a
five o six c where you need a

391
00:21:22,858 --> 00:21:26,204
[casey_]: credit to investors and you can advertise
you still have to build some type of

392
00:21:26,244 --> 00:21:30,351
[casey_]: relationship because there's not i mean in
some cases there's obviously peope out there who

393
00:21:30,431 --> 00:21:33,559
[casey_]: are saying hey here's my hundred thousand
dollars take it let's go let's go let's

394
00:21:33,600 --> 00:21:39,210
[casey_]: go but there's there's very few out
there that do that without needing on some

395
00:21:39,270 --> 00:21:43,277
[casey_]: level some feeling of comfort to say
hey

396
00:21:43,824 --> 00:21:44,207
[david_kamara]: absolutely

397
00:21:44,038 --> 00:21:47,644
[casey_]: you know we we feel comfortable with
this guy david here's a hunter grand for

398
00:21:47,664 --> 00:21:52,172
[casey_]: you to take and invest in and
we expect a return and we expect not

399
00:21:52,272 --> 00:21:57,260
[casey_]: only a return but the return of
our capital and so you know when when

400
00:21:57,561 --> 00:21:59,965
[casey_]: when you come down to that and
that's what we talk a lot about in

401
00:22:00,025 --> 00:22:03,372
[casey_]: my master mind as well as is
a matter of fact one guy

402
00:22:03,793 --> 00:22:04,039
[david_kamara]: oh

403
00:22:04,900 --> 00:22:08,766
[casey_]: one guy says that the return of
capital is more important than the return on

404
00:22:08,866 --> 00:22:14,576
[casey_]: capital and the return of capital basically
is the the the fruit that you've harvested

405
00:22:14,636 --> 00:22:18,502
[casey_]: from that relationship and allows you to
continue

406
00:22:18,273 --> 00:22:18,394
[david_kamara]: right

407
00:22:18,583 --> 00:22:24,072
[casey_]: and then obviously because it seems like
everybody understands at times real state assets don't

408
00:22:24,132 --> 00:22:28,018
[casey_]: perform the ay they're supposed to or
we had a fire or we had some

409
00:22:28,058 --> 00:22:33,828
[casey_]: other calamity something that happened that caused
this to not perform like we anticipated but

410
00:22:34,028 --> 00:22:36,733
[casey_]: if you call a guy you're like
hey man thank you for that hundred thousand

411
00:22:36,773 --> 00:22:40,098
[casey_]: dollars and i only have twenty five
to give back to you but here it

412
00:22:40,159 --> 00:22:42,863
[casey_]: is that's not going to go over
very good but if you call a guy

413
00:22:42,903 --> 00:22:45,948
[casey_]: an you're like hey listen i was
able to rescue and i say

414
00:22:46,123 --> 00:22:46,532
[david_kamara]: oh

415
00:22:46,329 --> 00:22:51,097
[casey_]: here's the return of your capital um
i'm sorry wen we only made two or

416
00:22:51,117 --> 00:22:55,028
[casey_]: three percent you know that's all heck
of a lot easier to discuss than then

417
00:22:55,089 --> 00:23:00,111
[casey_]: hey man her i lost your money
so it all comes down to those relationships

418
00:22:59,991 --> 00:23:00,112
[david_kamara]: yeah

419
00:23:00,232 --> 00:23:00,313
[casey_]: and

420
00:23:00,575 --> 00:23:01,039
[david_kamara]: very great

421
00:23:01,520 --> 00:23:07,510
[casey_]: i think i think everybody in visions
the relationship where um or fears i guess

422
00:23:07,570 --> 00:23:12,518
[casey_]: more the first scenario there where he
thanks for that hundred thousand dollars by the

423
00:23:12,538 --> 00:23:15,603
[casey_]: way i'm only going to give you
twenty back because we lost the other m

424
00:23:16,104 --> 00:23:20,030
[casey_]: i think everybody fears that everybody in
visions the worst case scenario of something like

425
00:23:20,070 --> 00:23:24,678
[casey_]: that happening than others are just saying
you know so anyway it all comes down

426
00:23:24,718 --> 00:23:28,224
[casey_]: to the relationship but then like you
said i think a lot of times the

427
00:23:28,304 --> 00:23:33,954
[casey_]: relation the broker relationship or the deal
finder relationship that you have gets a little

428
00:23:33,994 --> 00:23:39,211
[casey_]: bit slept on because you're focused on
raising money or you're and not focusing like

429
00:23:39,231 --> 00:23:44,496
[casey_]: you should on finding the deals but
anyway it's all and then and then then

430
00:23:44,536 --> 00:23:47,902
[casey_]: there's always that chicken or the egg
scenario comes do you need to build invested

431
00:23:47,962 --> 00:23:53,257
[casey_]: relationships first or do you need to
build broker relationships first and on and in

432
00:23:53,581 --> 00:23:58,192
[casey_]: our my response to that question is
always both now you just need to be

433
00:23:58,292 --> 00:24:00,717
[casey_]: you need to be actively trying to
do both so

434
00:24:02,814 --> 00:24:02,956
[david_kamara]: right

435
00:24:03,032 --> 00:24:04,682
[casey_]: well david man i mean you know

436
00:24:04,909 --> 00:24:05,050
[david_kamara]: yeah

437
00:24:06,302 --> 00:24:06,647
[casey_]: go ahead

438
00:24:08,066 --> 00:24:10,935
[david_kamara]: sorry sorry i was just going to
say the way that it happened for us

439
00:24:11,055 --> 00:24:11,296
[david_kamara]: was

440
00:24:13,290 --> 00:24:14,340
[casey_]: oh

441
00:24:14,135 --> 00:24:19,396
[david_kamara]: we we were ready to do some
deals and we had we had some some

442
00:24:19,556 --> 00:24:21,017
[david_kamara]: capital that you know we were

443
00:24:21,240 --> 00:24:21,488
[casey_]: yes

444
00:24:21,738 --> 00:24:26,723
[david_kamara]: not in question about whether we will
or will not use and so then the

445
00:24:26,743 --> 00:24:28,566
[david_kamara]: broker relationships are a bit easier right
if

446
00:24:28,520 --> 00:24:28,642
[casey_]: yep

447
00:24:28,706 --> 00:24:31,992
[david_kamara]: if a broker knows you're ready then
they kind first they'll try

448
00:24:31,920 --> 00:24:33,210
[casey_]: yeah

449
00:24:32,052 --> 00:24:36,199
[david_kamara]: to you know read you out and
see if you're really serious but once once

450
00:24:36,259 --> 00:24:40,366
[david_kamara]: you once they see that you're real
like that that that part is easy

451
00:24:40,382 --> 00:24:40,504
[casey_]: yeah

452
00:24:41,127 --> 00:24:47,958
[david_kamara]: um on the on the cash capital
raising side um i think you really have

453
00:24:48,038 --> 00:24:52,194
[david_kamara]: to be again take a step back
and not try to try to sell too

454
00:24:52,254 --> 00:24:52,434
[david_kamara]: much

455
00:24:52,660 --> 00:24:52,802
[casey_]: yep

456
00:24:52,835 --> 00:24:57,483
[david_kamara]: right because it's a very fine balance
right you don't want to sell anybody anything

457
00:24:57,803 --> 00:25:00,568
[david_kamara]: right you're really just talking about what
is the opportunity

458
00:25:00,540 --> 00:25:00,662
[casey_]: yep

459
00:25:01,409 --> 00:25:07,283
[david_kamara]: but you have to be to be
very sincere about it because i mean this

460
00:25:07,363 --> 00:25:11,349
[david_kamara]: is somebody's real cash that they have
earned through hard work and

461
00:25:11,400 --> 00:25:12,660
[casey_]: yeah

462
00:25:11,429 --> 00:25:18,808
[david_kamara]: sweat right and i mean for anybody
who's trying to make a business out of

463
00:25:18,868 --> 00:25:22,074
[david_kamara]: this it's a very much reputation business

464
00:25:21,800 --> 00:25:21,901
[casey_]: yep

465
00:25:22,255 --> 00:25:26,896
[david_kamara]: right so like you are mentioning if
you don't return someone's money to them right

466
00:25:28,373 --> 00:25:30,398
[david_kamara]: i mean that that that becomes known

467
00:25:30,361 --> 00:25:30,524
[casey_]: yeah

468
00:25:30,538 --> 00:25:32,222
[david_kamara]: very quickly right it's a very small

469
00:25:32,032 --> 00:25:32,255
[casey_]: yes

470
00:25:32,282 --> 00:25:38,437
[david_kamara]: community it's a very it's a very
small and i mean we when we started

471
00:25:38,497 --> 00:25:41,868
[david_kamara]: like we didn't want to take people's
money for that reason and then finally like

472
00:25:42,108 --> 00:25:44,513
[david_kamara]: a lot of people were asking the
same question so like okay we'll do it

473
00:25:44,653 --> 00:25:48,881
[david_kamara]: we'll be very very careful we'll have
ample reserves and we'll make sure that frankly

474
00:25:49,983 --> 00:25:54,026
[david_kamara]: push came to shave we'll lose our
money and investors money would be fine because

475
00:25:54,067 --> 00:25:57,790
[david_kamara]: again we just want to make sure
that the reputation was sound and i mean

476
00:25:58,030 --> 00:26:02,920
[david_kamara]: all of the people that invest with
us i know personally on some have some

477
00:26:03,341 --> 00:26:08,927
[david_kamara]: personal relationship with um and so i
mean in many cases these are people that

478
00:26:08,967 --> 00:26:12,218
[david_kamara]: you know my kids go to school
with people that i used to work with

479
00:26:12,619 --> 00:26:16,487
[david_kamara]: and so i know i'll have to
look them in the eyes sometimes right if

480
00:26:16,568 --> 00:26:20,771
[david_kamara]: i lost their cash and so i
guess what that creates

481
00:26:20,610 --> 00:26:21,570
[casey_]: yeah

482
00:26:20,832 --> 00:26:24,024
[david_kamara]: for us is we're extremely careful about

483
00:26:23,981 --> 00:26:24,103
[casey_]: yep

484
00:26:24,064 --> 00:26:28,489
[david_kamara]: what we invest in and especially in
this type of environment right now where cash

485
00:26:28,549 --> 00:26:30,552
[david_kamara]: loan deals are a bit more difficult
to find

486
00:26:30,630 --> 00:26:30,973
[casey_]: oh

487
00:26:32,293 --> 00:26:33,535
[david_kamara]: i guess my recommendation is

488
00:26:33,990 --> 00:26:34,412
[casey_]: oh

489
00:26:34,356 --> 00:26:40,405
[david_kamara]: be very careful swing fewer times and
in relation to how many times you swing

490
00:26:40,545 --> 00:26:41,707
[david_kamara]: it's fine to miss

491
00:26:41,641 --> 00:26:42,001
[casey_]: and i want

492
00:26:41,927 --> 00:26:42,148
[david_kamara]: many

493
00:26:42,041 --> 00:26:42,422
[casey_]: to i

494
00:26:42,388 --> 00:26:42,589
[david_kamara]: right

495
00:26:42,482 --> 00:26:43,143
[casey_]: want to point out

496
00:26:43,089 --> 00:26:43,230
[david_kamara]: when

497
00:26:43,223 --> 00:26:43,423
[casey_]: real

498
00:26:43,290 --> 00:26:43,570
[david_kamara]: you go

499
00:26:43,524 --> 00:26:43,764
[casey_]: quick

500
00:26:43,750 --> 00:26:43,830
[david_kamara]: in

501
00:26:43,864 --> 00:26:49,253
[casey_]: before you move too far past that
where you're talking about you have a personal

502
00:26:49,313 --> 00:26:57,447
[casey_]: relationship with everybody that invests in your
deals and i'm i'm famously known among my

503
00:26:58,268 --> 00:27:04,503
[casey_]: podcast guests as being the guy that
always says all capital is not created equal

504
00:27:04,924 --> 00:27:10,709
[casey_]: right and the thing is is that
i'm not saying don't take an investment from

505
00:27:10,829 --> 00:27:16,412
[casey_]: somebody that you don't necessarily know like
no no like go eat dinner with or

506
00:27:16,432 --> 00:27:21,740
[casey_]: something like that i'm saying make sure
that you ask the right questions and build

507
00:27:21,961 --> 00:27:22,442
[casey_]: at least

508
00:27:22,323 --> 00:27:22,765
[david_kamara]: absolutely

509
00:27:22,682 --> 00:27:26,288
[casey_]: enough report to know how big of
a burr in the side is this guy

510
00:27:26,388 --> 00:27:30,100
[casey_]: or lady going to be right how
are they going to come into this deal

511
00:27:30,301 --> 00:27:30,381
[casey_]: and

512
00:27:30,403 --> 00:27:31,033
[david_kamara]: yeah

513
00:27:30,461 --> 00:27:36,115
[casey_]: then all of a sudden going to
want some slice of the control because again

514
00:27:36,195 --> 00:27:41,624
[casey_]: it's not necessarily keeping people from being
in control it's keeping one goal set in

515
00:27:41,684 --> 00:27:46,412
[casey_]: mind one business plan in place and
moving forward instead ideas from everybody that you're

516
00:27:46,432 --> 00:27:51,220
[casey_]: always trying to listen to and so
just before you moved past that i wanted

517
00:27:51,260 --> 00:27:55,167
[casey_]: to just point out that yes those
relationships are equally as important on who you

518
00:27:55,267 --> 00:27:58,035
[casey_]: accept capital from not just whether they
have it

519
00:27:58,514 --> 00:28:01,123
[david_kamara]: absolutely absolutely

520
00:28:01,061 --> 00:28:01,143
[casey_]: so

521
00:28:01,704 --> 00:28:06,974
[david_kamara]: yeah now you so for us a
couple of things on that right you couldn't

522
00:28:07,014 --> 00:28:12,114
[david_kamara]: be more more right and it's it's
a point that needs underlining um you want

523
00:28:12,175 --> 00:28:17,576
[david_kamara]: to have very clear and blunt conversations

524
00:28:17,391 --> 00:28:17,656
[casey_]: yes

525
00:28:17,836 --> 00:28:26,077
[david_kamara]: with your investors right about expectations and
about what that capability is right you don't

526
00:28:26,177 --> 00:28:31,787
[david_kamara]: want somebody investing in your indication where
it's their bottom dollar right and this is

527
00:28:31,847 --> 00:28:33,810
[david_kamara]: their make a break like that this
is not that

528
00:28:33,740 --> 00:28:33,981
[casey_]: yes

529
00:28:33,850 --> 00:28:34,171
[david_kamara]: kind of an

530
00:28:34,202 --> 00:28:34,223
[casey_]: a

531
00:28:34,211 --> 00:28:34,712
[david_kamara]: investment

532
00:28:34,303 --> 00:28:35,007
[casey_]: grocery money

533
00:28:35,313 --> 00:28:40,398
[david_kamara]: and frankly it's a yeah it's a
lot of burden for anybody to take on

534
00:28:40,638 --> 00:28:45,606
[david_kamara]: right so i mean whether it's a
buddy that you grow up with from from

535
00:28:45,666 --> 00:28:49,813
[david_kamara]: elementary school or it's somebody who you
know heard you on a podcast shout and

536
00:28:49,873 --> 00:28:53,179
[david_kamara]: said hey i heard your podcast and
you know i really related

537
00:28:53,070 --> 00:28:53,191
[casey_]: yep

538
00:28:53,199 --> 00:28:57,566
[david_kamara]: to your story and i feel like
i almost know you already right that happens

539
00:28:57,606 --> 00:29:01,372
[david_kamara]: which is very humbling when that happens
but you want to take it a step

540
00:29:01,433 --> 00:29:05,560
[david_kamara]: further and meet with that person for
a considerable period of time ask them all

541
00:29:05,660 --> 00:29:09,346
[david_kamara]: the important questions about you know what's
their financial situation when

542
00:29:09,150 --> 00:29:09,375
[casey_]: yeah

543
00:29:09,647 --> 00:29:15,897
[david_kamara]: do they need what money back because
i say investing is an aliquid investment right

544
00:29:15,937 --> 00:29:18,481
[david_kamara]: so once they write you that check
and you go and you take in by

545
00:29:18,542 --> 00:29:22,468
[david_kamara]: that building it's not something you can
turn around on a dime and say oh

546
00:29:22,588 --> 00:29:23,390
[david_kamara]: i want to cash out

547
00:29:23,320 --> 00:29:23,502
[casey_]: yeah

548
00:29:23,570 --> 00:29:24,992
[david_kamara]: like it's not the stock market

549
00:29:24,910 --> 00:29:25,051
[casey_]: yeah

550
00:29:25,954 --> 00:29:29,480
[david_kamara]: um so so you need to have
that conversation and that expectation setting with them

551
00:29:30,421 --> 00:29:34,709
[david_kamara]: and frankly then the last point is
there are people that even if they check

552
00:29:34,789 --> 00:29:39,697
[david_kamara]: all those boxes where they know they
re credited they have sufficient other wealth that

553
00:29:39,660 --> 00:29:40,260
[casey_]: yeah

554
00:29:39,977 --> 00:29:45,111
[david_kamara]: this is not a significant portion of
their wealth just from a personality perspective you

555
00:29:45,152 --> 00:29:49,375
[david_kamara]: want to make sure that you can
service them at a level that they

556
00:29:49,320 --> 00:29:49,443
[casey_]: yeah

557
00:29:49,415 --> 00:29:54,163
[david_kamara]: want to be serviced some people but
have a lot more questions than other people

558
00:29:54,324 --> 00:29:58,931
[david_kamara]: right and some people have a degree
of comfort that comes much easier than other

559
00:29:58,991 --> 00:30:04,040
[david_kamara]: people and that's personalities right so you
want to make those decisions as well um

560
00:30:04,621 --> 00:30:05,122
[david_kamara]: based on how

561
00:30:05,150 --> 00:30:05,271
[casey_]: yep

562
00:30:05,182 --> 00:30:09,509
[david_kamara]: you're set up right so um we
take that into consideration and we have a

563
00:30:09,569 --> 00:30:14,637
[david_kamara]: very honest conversation like this is this
these are the expectations of our communication for

564
00:30:14,778 --> 00:30:18,985
[david_kamara]: us anybody that writes us a check
i feel deserves a lot of answers right

565
00:30:20,227 --> 00:30:24,594
[david_kamara]: so we make it a point to
be available me as many times as they

566
00:30:24,674 --> 00:30:29,282
[david_kamara]: want up front to make them comfortable
but once the deal is in progress right

567
00:30:29,843 --> 00:30:33,248
[david_kamara]: again you have to make the expectation
be very clear they re the limited partner

568
00:30:33,349 --> 00:30:35,212
[david_kamara]: quote limited for a reason

569
00:30:35,390 --> 00:30:35,839
[casey_]: that's right

570
00:30:35,833 --> 00:30:40,260
[david_kamara]: limited control that's how other indications are
set up you are the general partner you

571
00:30:40,380 --> 00:30:42,444
[david_kamara]: have the managerial control you also have

572
00:30:42,561 --> 00:30:42,723
[casey_]: try

573
00:30:42,684 --> 00:30:48,153
[david_kamara]: reliability right more liability than the limited
the limiteds don't have really any litigation exposure

574
00:30:48,193 --> 00:30:51,479
[david_kamara]: because it's like if you bought google
stock no one's going to sue you

575
00:30:51,421 --> 00:30:51,582
[casey_]: right

576
00:30:51,539 --> 00:30:56,027
[david_kamara]: for a google do right but if
you a director or google yeah you probably

577
00:30:56,067 --> 00:30:56,869
[david_kamara]: have something to do

578
00:30:56,920 --> 00:30:57,040
[casey_]: yeah

579
00:30:56,949 --> 00:30:57,570
[david_kamara]: with how google

580
00:30:57,500 --> 00:30:57,621
[casey_]: yeah

581
00:30:57,630 --> 00:30:57,870
[david_kamara]: runs

582
00:30:59,283 --> 00:31:05,532
[casey_]: awesome man great discussion the fact that
you just got back from italy kind of

583
00:31:05,812 --> 00:31:09,078
[casey_]: paralyzes one of the questions that we
ask at the end of the show but

584
00:31:09,158 --> 00:31:13,225
[casey_]: anyway we're going to start with the
first question that we ask everybody comes on

585
00:31:13,265 --> 00:31:17,583
[casey_]: the show is what is the best
book that you recently read or are currently

586
00:31:17,643 --> 00:31:17,905
[casey_]: reading

587
00:31:21,865 --> 00:31:28,416
[david_kamara]: best book there are a lot so
i'll give maybe two if

588
00:31:28,411 --> 00:31:28,534
[casey_]: sure

589
00:31:28,516 --> 00:31:34,391
[david_kamara]: i might i really like i really
like the book the perfect investment is by

590
00:31:34,472 --> 00:31:40,052
[david_kamara]: paul more and he talks about real
estate so he is a gentleman actually from

591
00:31:40,172 --> 00:31:42,138
[david_kamara]: this area of michigan um

592
00:31:42,480 --> 00:31:43,814
[casey_]: yeah i know paul a no ball

593
00:31:44,014 --> 00:31:49,299
[david_kamara]: worked it for it worked at ford
did a bunch of things invested in businesses

594
00:31:49,340 --> 00:31:49,502
[casey_]: yeah

595
00:31:49,740 --> 00:31:51,584
[david_kamara]: and actually had a podcast called

596
00:31:51,450 --> 00:31:52,080
[casey_]: oh

597
00:31:52,004 --> 00:31:52,686
[david_kamara]: how to lose money

598
00:31:52,700 --> 00:31:53,648
[casey_]: yeah i know paul

599
00:31:54,850 --> 00:31:55,071
[david_kamara]: and he

600
00:31:55,470 --> 00:31:56,340
[casey_]: yeah

601
00:31:56,834 --> 00:31:59,998
[david_kamara]: he concluded that you know here's why
he likes real estate that book is

602
00:32:00,000 --> 00:32:00,346
[casey_]: uh

603
00:32:00,038 --> 00:32:00,739
[david_kamara]: very well written

604
00:32:00,529 --> 00:32:01,080
[casey_]: huh

605
00:32:00,860 --> 00:32:06,207
[david_kamara]: it it's not super lengthy love it
that that's a great book another book that

606
00:32:06,268 --> 00:32:11,677
[david_kamara]: i really like and this is really
not necessarily real estate per s but the

607
00:32:11,757 --> 00:32:18,023
[david_kamara]: four hour work week it's a very
interesting ok about you know a lot of

608
00:32:18,063 --> 00:32:21,647
[david_kamara]: things in perspective about how you can
liberate your time i don't know that i

609
00:32:21,687 --> 00:32:26,172
[david_kamara]: don't know that i've gotten to four
but definitely it gives you some tips on

610
00:32:26,813 --> 00:32:29,060
[david_kamara]: how you can work less and be
a bit more productive in your

611
00:32:29,110 --> 00:32:29,252
[casey_]: yep

612
00:32:29,120 --> 00:32:33,428
[david_kamara]: life and it's got lots of really
good resources and i think it's just one

613
00:32:33,448 --> 00:32:36,594
[david_kamara]: of those books that when you read
it changes your perspective and a lot of

614
00:32:36,634 --> 00:32:41,983
[david_kamara]: things not that you will go jump
to working four hours a week but death

615
00:32:43,163 --> 00:32:47,057
[david_kamara]: ask some questions that are that are
interesting and i'm sure i will be different

616
00:32:47,078 --> 00:32:47,559
[david_kamara]: for everyone who

617
00:32:47,500 --> 00:32:47,660
[casey_]: sure

618
00:32:47,620 --> 00:32:47,921
[david_kamara]: reads it

619
00:32:48,001 --> 00:32:48,141
[casey_]: yeah

620
00:32:48,595 --> 00:32:48,615
[david_kamara]: m

621
00:32:48,702 --> 00:32:52,208
[casey_]: all right next question what is a
dream vacation that you have taken or hope

622
00:32:52,288 --> 00:32:56,855
[casey_]: to take and maybe i guess the
last one you took was one that you

623
00:32:56,895 --> 00:32:59,299
[casey_]: have taken but what is the dream
vacation you've taken or hoped to

624
00:33:02,023 --> 00:33:08,022
[david_kamara]: yah um so i was fortunate so
we just came from three weeks in italy

625
00:33:08,343 --> 00:33:09,546
[david_kamara]: my sister actual is getting married

626
00:33:09,832 --> 00:33:10,154
[casey_]: okay

627
00:33:10,468 --> 00:33:15,417
[david_kamara]: and so it was an amazing trip
was an amazing trip we left basically two

628
00:33:15,457 --> 00:33:22,616
[david_kamara]: and a half weeks early to the
whole family um visited everything sardinia then sicily

629
00:33:22,676 --> 00:33:24,379
[david_kamara]: then drove up slowly up the coast

630
00:33:24,650 --> 00:33:25,696
[casey_]: oh yes

631
00:33:25,480 --> 00:33:31,568
[david_kamara]: was an amazing time had some further
excitement in that our car got broken into

632
00:33:31,708 --> 00:33:35,715
[david_kamara]: like i think i just alluded to
that and some passports were taken but we're

633
00:33:35,755 --> 00:33:39,381
[david_kamara]: able to figure all that out and
made for even more more fun adventure that

634
00:33:39,401 --> 00:33:39,982
[david_kamara]: we'll never forget

635
00:33:39,991 --> 00:33:40,213
[casey_]: sure

636
00:33:40,743 --> 00:33:46,088
[david_kamara]: great country great food somehow somehow we
ate gilado pizza and past every day and

637
00:33:46,128 --> 00:33:46,168
[david_kamara]: we

638
00:33:46,242 --> 00:33:46,483
[casey_]: every

639
00:33:46,368 --> 00:33:46,608
[david_kamara]: managed

640
00:33:46,544 --> 00:33:46,705
[casey_]: day

641
00:33:46,628 --> 00:33:48,430
[david_kamara]: to drop a few pounds to so
i don't know what

642
00:33:49,410 --> 00:33:52,856
[casey_]: every day that i blame i blame
a lot of what i got going on

643
00:33:52,916 --> 00:33:55,801
[casey_]: here in the front for me from
my trip to italy and all of the

644
00:33:56,214 --> 00:33:56,316
[david_kamara]: ah

645
00:33:56,342 --> 00:34:00,148
[casey_]: like it's one of those things where
i wanted to try the carbonari everywhere i

646
00:34:00,208 --> 00:34:03,390
[casey_]: went and every this was different yeah
